Purchase Manager(Real Estate Only)

Job Title: Manager

Location: Ludhiana

Experience Required: 5 Years +

ROLE OUTLINE: Responsible for executing and completing procurement requirements as per the set processes, evaluate goods receipt, and ensure adherence to quality standards as per the user demands. Ensure adequate stock levels at all times. Support and coordinate with the various departments.

KEY DELIVERABLES:

• 1. Procurement of Materials
• Purchase of construction materials (cement, steel, tiles, plumbing, electrical, sanitary ware, paints, hardware, etc.)

2. Vendor & Supplier Management

• Identify, evaluate, and empanel vendors for civil, electrical, plumbing & interior works
• Obtain RFQ, compare quotations, and prepare cost sheets
• Negotiate rates, payment terms, and delivery schedules
• Maintain strong vendor relationships and ensure quality compliance

3. Purchase Order & Documentation

• Prepare Purchase Orders (POs) in ERP/Excel
• Maintain price history, rate contracts, and BOQ-wise purchases
• Track delivery timelines and follow up with vendors
• Verify invoices, GRN, and coordinate with accounts for timely payments

4. Site Coordination

• Coordinate with project managers, site engineers, and storekeepers
• Understand material requirements as per BOQ / drawings
• Ensure timely delivery to avoid project delays
• Handle urgent and emergency procurement

5. Cost Control & Market Research

• Conduct market analysis for rate comparison
• Identify cost-saving opportunities
• Ensure procurement within approved budgets
• Maintain CAPEX & OPEX purchase tracker
