Job Summary
The Purchasing agent is responsible for managing material and labor procurement for residential construction projects. This includes issuing and maintaining purchase orders, ensuring accurate budget alignment, negotiating with vendors and trades and coordinating closely with estimating, accounting, and field teams. The ideal candidate combines deep construction knowledge with financial accuracy, uses Builder Trend and QuickBooks proficiently, and thrives in a fast paced, teamworking environment.

What you’ll do

Procurement and Budget Control

  • Issue, maintain, and revise Purchase Orders (POs) in Builder Trend for all active projects
  • Verify that POs align with approved budgets and scopes of work at projects and throughout the build.
  • Coordinates with estimating and field to ensure changes, selections, and unforeseen conditions are captured via approved Change Orders and updated Budgets
  • Track Material pricing trends and recommend cost savings strategies without compromising quality.
  • Assist with vendors selections and qualifications to ensure alignment with company quality, safety, and warranty standards.

Vendor and Trade relations

  • Negotiate pricing and terms with suppliers and subcontractors, securing competitive bids and volume pricing.
  • Maintain strong relationships with existing trade partners while onboarding new vendors that support growth and quality objectives.
  • Coordinate with Field Superintends to resolve procurement delays, material shortages, or trade conflicts in real time.

Cross Departmental coordination

  • Collaborate with Estimating to ensure standardized pricing and cost libraries are maintained and accurate.
  • Work closely with accounting to reconcile PO variances, approve invoices, and ensure timely payments through Quickbooks.
  • Support Operations and Selection departments by confirming availability and lead times on chosen products.
  • Provide real time communications to leadership regarding material cost increases, supply chain issues, or budget impacts.

Technical Knowledge

  • Minimum 3-5 years of purchasing experience in residential construction
  • Strong understanding of scopes of work, residential construction assemblies and sequencing.
  • Working Knowledge of construction plans, specifications, and takeoffs.
  • Working knowledge of contracts

Software Proficiency

  • Builder Trend: Creating and managing POs, budget line management, change order tracking.
  • Quickbooks: PO to invoice reconciliation, cost coding, vendor billing workflows.
  • Proficient in Excel and 365: for budget tracking and reporting

Job Type: Full-time

Pay: $40,000.00 - $55,000.00 per year
