Job Title: Quantity Surveyor – Consultant Side

Reporting To: Senior Quantity Surveyor / Commercial Manager
Role Objective:
To support the commercial and cost management functions of infrastructure and building projects by delivering accurate quantity verification, cost evaluation, and contract compliance from a consultant's perspective.
Key Responsibilities:
Pre-Contract Support
- Assist in preparing preliminary cost estimates and detailed BOQs
- Conduct quantity take-offs from design drawings during tender stages
- Support the tender team with cost benchmarking and rate build-up
- Assist in tender evaluation – commercial comparisons, qualification of bids, and clarification reviews
Post-Contract Quantity Management
- Review and validate contractor-submitted quantities against IFC drawings and specifications
- Maintain updated BOQ logs and measurement sheets
- Conduct joint site measurements with supervision teams and contractors
- Track material usage and construction progress against approved quantities
Cost Control & Reporting
- Monitor budget utilization and flag deviations with supporting analysis
- Assist in preparing monthly cost reports, forecasts, and earned value analysis
- Compile data for cost-to-complete and support the team in updating project cash flows
- Reconcile actual work done vs. financial progress on site
Billing & Payment Review
- Review and certify interim payment applications submitted by contractors
- Ensure accuracy of claimed quantities and alignment with contract terms
- Coordinate with the site team for physical verification
- Prepare payment recommendation memos for client sign-off
Variation & Claims Evaluation
- Track variation requests and conduct detailed quantity analysis for change orders
- Support in preparing commercial impact summaries for variations
- Assist in reviewing and preparing claims reports, including documentation, timelines, and financial implications
- Maintain variation and claim logs for each project
Coordination & Documentation
- Interface with design, supervision, and project management teams
- Participate in project and client review meetings when required
- Maintain complete QS documentation: BOQs, take-offs, approvals, payment logs
- Support the senior QS in audits, final accounts, and project closeout
Required Qualifications:
- Degree/Diploma in Quantity Surveying, Civil Engineering, or related discipline
- 4–6 years of UAE/GCC experience with an engineering consultancy or PMC
- Proficient in MS Excel, AutoCAD, and take-off software (e.g., CostX, Bluebeam, Planswift)
- Familiar with FIDIC conditions of contract and cost control procedures
- Strong communication, reporting, and documentation skills
Preferred Skills:
- Familiarity with infrastructure sector (utilities, roads, metro, etc.)
- Exposure to both pre-contract and post-contract QS responsibilities
