Cost Planning and Feasibility Studies: Providing early cost advice and conducting studies to determine the financial viability of a proposed design concept.
Budget Estimation: Preparing detailed cost estimates for materials, labor, and equipment at various design stages (concept, schematic, detailed design). This ensures the architect's design aligns with the client's budget.
Value Engineering: Working with the architects to analyze design options and suggest cost-effective alternatives (e.g., different materials or construction methods) without compromising the design quality or function.
Preparing Tender Documents: Creating and compiling the financial and contractual documents used to solicit bids from contractors. This includes:
Bills of Quantities (BOQ): A detailed list specifying the measured quantities of work (materials and labor) required to complete the project, which contractors use to calculate their final price.
Drafting contract conditions and preliminaries.
Procurement Advice: Advising the client and architect on the best procurement strategy (e.g., traditional, design and build, construction management) to deliver the project effectively.
Tender Analysis and Negotiation: Analyzing the bids received from contractors and negotiating with the selected contractor to ensure the best value for the client.
Contract Administration: Assisting the architect and client in managing the construction contract, including interpreting contractual clauses and advising on disputes.
Cost Control and Monitoring: Tracking and monitoring actual costs throughout the construction period against the planned budget to identify and flag potential overspends.
Valuation of Work Done: Conducting regular site visits and measurements to assess the value of work completed by the contractor. They use this to prepare interim valuation certificates, which the architect approves for payment release.
Management of Variations (Change Orders): Assessing the cost implications of any changes, additions, or reductions to the design or scope requested by the client or architect during construction.
Final Account Settlement: Preparing the final account after construction is complete, negotiating the final sum with the contractor, and recommending the final payment.
