Role Purpose
The Quantity Surveyor (QS) will be responsible for managing all aspects of cost estimation, budgeting, and financial control for interior fit-out projects, with particular focus on MEP, HVAC, and Joinery/Wooden works. The QS ensures that all projects are delivered within approved budgets, with accurate forecasting, and in line with contractual and company standards.
Key Responsibilities
- Cost Estimation & BOQ Preparation
- Prepare detailed Bills of Quantities (BOQ) covering civil, interior, MEP, HVAC, and joinery/wooden works.
- Provide accurate cost estimation for materials, labor, subcontractors, and suppliers.
- Continuously update cost plans during all project phases.
- Joinery & Wooden Works Pricing
- Evaluate and price custom joinery, carpentry, and bespoke furniture items.
- Coordinate with joinery subcontractors and furniture suppliers.
- Ensure cost efficiency and compliance with design intent.
- Tendering & Procurement Support
- Prepare tender documents and evaluate subcontractor quotations.
- Assist procurement in negotiations and price comparisons.
- Ensure subcontractor pricing aligns with project budgets and standards.
- Contract Administration
- Draft, review, and manage contracts with subcontractors and suppliers.
- Track variations, claims, and change orders.
- Ensure compliance with contract terms and conditions.
- Cost Control & Reporting
- Monitor project costs against approved budgets.
- Prepare cost reports and forecasts for management.
- Highlight risks, overruns, and recommend corrective actions.
- Project Coordination
- Work closely with design, procurement, and project management teams.
- Attend client and site meetings, providing cost and commercial input.
- Support project managers in financial planning and decision-making.
- Final Accounts
- Prepare and submit final accounts upon project completion.
- Ensure all variations and settlements are properly documented.
Qualifications & Skills
- Bachelor’s Degree in Quantity Surveying, Civil Engineering, or related field.
- Minimum 5 years proven Gulf experience in Interior Fit-Out QS (mandatory).
- Strong technical knowledge of MEP, HVAC, and joinery/wooden works pricing.
- Proficiency in AutoCAD, MS Excel, CostX, or other estimation software.
- Excellent analytical, negotiation, and numerical skills.
- Strong communication and reporting abilities.
- Familiarity with FIDIC contracts is an advantage.
