Location: North Africa – Site Office

Reports To: Project Manager
Project: 5‑Star Hotel Development

Role Overview

The Quantity Surveyor (QS Engineer) will be responsible for monitoring all commercial and contractual aspects of the project, including design changes, variations, material changes, additional scope of work, and claims preparation. The QS will work closely with the Project Manager, technical office, site teams, and subcontractors to ensure accurate cost control, proper documentation, and timely reporting for a high‑end luxury hotel project.

Key Responsibilities

  • Monitor and record all design changes, revised drawings, and updated specifications.
  • Evaluate the cost impact of design modifications and prepare variation proposals.
  • Maintain a design change log and ensure all changes are documented and approved.
  • Coordinate with the technical office to verify quantities and scope adjustments.
  • Prepare claims, EOT supporting documents, and cost justifications.
  • Identify potential claims related to delays, rework, design discrepancies, or additional scope.
  • Support the Project Manager in negotiations with the client and subcontractors.
  • Maintain proper documentation for contractual protection.
  • Evaluate material changes, substitutions, and value‑engineering proposals.
  • Coordinate with procurement to obtain quotations, compare prices, and assess cost impacts.
  • Verify material quantities, delivery schedules, and compliance with approved specifications.
  • Assess additional works requested by the client or arising from site conditions.
  • Prepare cost breakdowns, BOQ updates, and commercial proposals.
  • Ensure all additional works are properly approved before execution.
  • Prepare and update quantity take‑offs, BOQs, and cost summaries.
  • Verify subcontractor invoices, progress payments, and site measurements.
  • Track daily/weekly progress quantities and compare against budgeted quantities.
  • Maintain updated logs for variations, claims, and commercial correspondence.

  • Prepare:
  • Weekly and monthly commercial reports
  • Variation registers
  • Cost impact assessments
  • Procurement and material status reports
  • Attend coordination meetings and present commercial updates when required.
  • Ensure all commercial activities comply with contract requirements.
  • Maintain organized records for drawings, approvals, correspondence, and commercial submissions.
  • Support final account preparation and project close‑out documentation.

Required Qualifications & Skills

  • Bachelor’s degree in Quantity Surveying, Civil Engineering, or related field.
  • Minimum 8 years of experience, preferably in GCC with reputable main contractors.
  • Experience in:
  • 5‑star hotels
  • Luxury resorts
  • High‑end mixed‑use or hospitality projects
  • Strong knowledge of cost control, BOQs, variations, and claims.
  • Excellent understanding of construction sequencing and site operations.
  • Strong analytical, negotiation, and reporting skills.
  • Proficiency in MS Office, QS software, and cost‑management tools.
  • Ability to work under pressure and manage multiple tasks.
