Job Purpose:
We are looking for a sharp, commercially astute Quantity Surveyor to manage the cost, contracts, and commercial performance of our high-end fit-out projects. You will safeguard project profitability while supporting the delivery team in achieving the quality and timelines that define luxury fit-out work.
Duties & Responsibilities:
- Prepare detailed Bills of Quantities (BOQs), cost estimates, and tender documents based on architectural and design drawings.
- Conduct quantity take-offs for finishes, FF&E, joinery, MEP, and specialist works.
- Develop and maintain project budgets, tracking expenditure against forecast.
- Prepare and evaluate tenders, negotiate with suppliers and subcontractors, and recommend awards.
- Draft, review, and administer subcontract agreements, ensuring commercial and contractual protection.
- Manage material procurement schedules in coordination with the project and site teams.
- Prepare interim valuations, progress claims, and final accounts.
- Assess, price, and submit variation orders with supporting documentation.
- Manage subcontractor payment certificates and ensure timely cash flow.
- Produce regular cost reports, cash flow forecasts, and commercial dashboards for management.
- Identify cost-saving opportunities and commercial risks early.
- Ensure full compliance with contractual obligations and company commercial procedures.
Qualifications:
- 6–10 years of QS experience in fit-out, interior, or building construction, with at least 3 years on luxury or high-specification projects.
- Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
- Strong knowledge of FIDIC and other standard forms of contract.
- Proficiency in MS Excel, AutoCAD (for measurement), Bluebeam, and QS software (e.g., CostX, Candy, Planswift).
- Excellent numerical, analytical, and negotiation skills.
- Strong understanding of materials, finishes, and FF&E pricing in the high-end segment.
- MRICS qualification or working toward it is an advantage.
