We are a family-led real estate investment team focused on creative finance strategies and co-living housing.

Our mission is to help create more affordable housing while educating people on real estate the right way — through real deals, real experience, and real partnerships.

This role is designed as a low-barrier entry point into real estate for motivated individuals who want:

This is not a salaried position. Compensation is based on the quality of deals you bring to the team.

WHAT YOU’LL DO

As a Real Estate Deal Scout, your role is to identify and submit potential deals that fit our investment criteria using creative finance strategies, including:

  • Subject-To
  • Seller Financing
  • Hybrid creative deal structures

You may source opportunities using platforms such as:

  • Zillow
  • Facebook Marketplace & investor groups
  • Craigslist
  • DealSauce, PropWire, XLeads
  • Wholesaler networks
  • Driving for Dollars
  • Real estate agents and investor relationships
  • Public records and off-market opportunities

Before submitting a deal, you will gather key information including:

  • Property address and basic details
  • Property condition and repair needs
  • Photos (when available)
  • Asking price
  • Loan details (PITI, interest rate, balance)
  • Seller motivation
  • Seller openness to creative financing

All leads are submitted through our Slack system, where you’ll receive feedback, coaching, and deal guidance.

EDUCATIONAL FOCUS (WHAT YOU’LL LEARN)

This role is intentionally designed to provide real-world education in real estate investing.

You’ll gain exposure to:

  • How creative real estate deals are structured
  • How to analyze deals for cash flow and viability
  • How co-living / PadSplit-style rentals are evaluated
  • How operators and capital partners work together
  • Real acquisitions conversations and deal decision-making

Many people begin in this role to learn the business, then later:

  • Move into Acquisitions
  • Partner on deals
  • Connect capital partners or private lenders when aligned

WHO THIS IS FOR

COMPENSATION

Compensation is paid per deal at closing.

Typical finder’s fees range from:

$500 – $10,000 per deal

Compensation depends on:

  • Deal quality
  • Deal size
  • Deal complexity

All fees are discussed transparently and structured to ensure deals remain viable.

PERFORMANCE BENCHMARKS (CO-LIVING / PADSPLIT DEALS)

We evaluate deals using real operating metrics, including:

  • Minimum 88% stabilized occupancy
  • 12–15 days or less to first booking
  • Under 30 days to reach 80% occupancy

These benchmarks help ensure we pursue strong, sustainable deals.

We provide:

  • Creative finance and deal sourcing training
  • Feedback on submitted deals
  • Guidance on improving lead quality
  • Exposure to real acquisitions decisions
  • A clear advancement path for top performers

GROWTH PATH

High-performing Deal Scouts may advance into:

  • Junior Acquisitions
  • Acquisitions Manager
  • Long-term partnership opportunities

Projected Total Compensation: $40,000.00 - $150,000.00 per year
