The Real Estate Rep./Right of Way Agent will be responsible for supporting the Team with all tasks related to Right of Way requests. This includes, but is not limited, land acquisition, handling all encroachments, working with landowners, document control and management, transaction processing and reporting for internal and external requests; managing a request queue from initiation to closure and ensure all inquiries are completed. Must be open minded, proactive, and experienced with various forms of technology with a strong knowledge of real estate documents.
Key Accountabilities:
- Acquire property and or property rights in support of pipeline operations.
- Protect, preserve, through prevention and removal of encroachments and maximize the value of property and property rights.
- Prepare documentation, negotiate, and execute ROW transactions of all degrees of complexity (Sale of land, Grant of Easements, Release of Easements, Licenses, Leases)
- Record company property records with various external bodies.
- Research, examine and interpret public records and plans at various public bodies relative to property ownership, title, and encumbrances
- Meet responsibility and expectations of working with other company departments as set forth by the Project Management Playbook and/or other similar procedures
- Research, investigate and respond to complex inquiries about property and property rights from internal and external clients as well as inquiries requesting third-party use of lands and rights-of-way.
- Provide land support in the siting of facilities, future planning, abutter lists and notification.
- Interact with customers, developers, engineers, public officials, real estate brokers, attorneys, and others to facilitate property transactions.
- Advise customers on property issues including valuation, highest and best use analysis and other constraints while preserving and maximizing value.
Qualifications
- Right of Way experience
- Business/Real Estate/Paralegal Studies/Economics/Civil Engineering/Surveying, or an equivalent combination of education and experience.
- Utility Property & Property Rights experience.
- Preferred Completion of professional level courses in Real Estate Practice, Real Estate Law, Contracts, Title Examination, Negotiation, Appraisal, Environmental or related educational concentrations preferred.
- Understanding of engineering and survey plans, maps, and related design drawings, deeds, and appraisal reports.
- Thorough knowledge of permitting and licensing requirements.
- Computer experience including Microsoft Office and project management software.
- Understanding the use of GIS systems.
- Ability to research and interpret land and conveyance records.
- Negotiation and conflict resolution proficiency.
- Strong verbal and written communication skills.
- Strong organizational skills including the ability to manage and coordinate multiple projects and other assignments at the same time.
- Possession of a valid driver's license, and an ability and willingness to use personal vehicle on company business.
