Regional Facilities Manager

Position Summary:

The Director of Facilities is responsible for the performance of maintenance operations of multi-family properties, including oversight of the physical condition of all communities, coordination of all preventative maintenance programs, evaluation of programs, employee safety, oversight of maintenance policies, and driving capital improvement projects.

Facilities Operations & Maintenance Responsibilities:

• Develop and implement bestinclass maintenance program across all RYSE communities.
• Provide technical and operational support to maintenance and operational teams, create operational efficiencies, and ensure maintenance performance standards are met
• Work directly with the Vice President of Operations and the Regional Management team to implement company and ownership goals for each property, including maximizing revenue and controlling expenses
• Ensure the turnkey and service operations operate efficiently and effectively
• Create and implement a preventative maintenance program, report, review, and improve.
• Inspect and audit properties to verify they are following company policies and procedures
• Create and lead all capital improvement projects
• Troubleshoot and take the lead on larger maintenancerelated issues
• Identify lifesafety, employee safety, and physical hazards onsite and provide corrective solutions
• Ensure properties are operating in accordance with all federal, state, and local requirements, including but not limited to OSHA, EPA, NFPA, electrical, and building codes
• Ensure compliance with company safety policies and identify and remediate safety hazards
• Assist in recruiting, interviewing, and onboarding maintenance teams and developing a mentoring program
• Ensure maintenance team members complete required training and assist in developing and facilitating additional training
• Conduct handson maintenance training classes for all maintenance associates

Capital Projects Management Responsibilities:

• Lead planning, scope development, and execution of all capital improvement projects.
• Conduct annual and asneeded property inspections to identify capital improvement and renovation needs.
• Partner with leadership to prepare and manage annual maintenance and 15 year capital expenditure budgets, ensuring projects align with ownership goals.
• Review vendor bids and change requests, ensuring scope and costs meet company standards.
• Conduct ROI analysis on capital projects and major repairs to drive valueadd strategies.
• Collaborate with Supply Chain and ownership groups to establish product and material standards and cost controls.
• Monitor project timelines, spending trends, and proactively implement costreduction and efficiency strategies.

Education and Experience:

• 5+ years of experience as a multisite Facilities Manager in the multifamily industry
• Experience creating SOPs and training preferred
• RealPage knowledge and MS Office experience, including Excel
• Valid Driver’s License
• EPA certification and CPO
• EPA proctor or Certified Pool Instructor preferred
• Bilingual preferred
• Strong organizational and planning skills; ability to manage multiple priorities across multiple communities.
• Excellent communication and leadership skills; able to partner effectively with ownership, vendors, and onsite teams.
• Analytical mindset with ability to conduct financial analysis and align projects with investor objectives.
• Problem solver with ability to thrive in a fastpaced, highaccountability environment.
• Flexible schedule with ability to travel, respond to emergencies, and work evenings/weekends as required.

• Must be able to read documents, computer screens and data
• Must be able to hear and understand verbal communications in person and over the phone or computer
• May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds
• Must be able to operate a computer, keyboard, mouse and other office equipment
