About the Role
Northpoint Asset Management is seeking a highly organized, proactive Maintenance Supervisor to oversee maintenance operations across our SFR portfolio in the Cleveland, OH area. This role is a unique hybrid, blending high-level hands-on field work with remote administrative leadership.
You will be the primary point of contact for maintenance quality and efficiency—spending approximately 30 hours per week in the field performing expert-level repairs and inspections, while using the remainder of your time to manage vendors, approve quotes, and lead the maintenance strategy for your region. This is a salaried position that offers significant autonomy and a performance-based bonus structure.
What You’ll Do
Advanced Maintenance & Field Leadership
- Perform expert-level residential maintenance across SFR homes, including HVAC, plumbing, electrical, and general carpentry.
- Lead the "unit turn" process, conducting inspections, creating punch lists, and executing repairs to ensure homes are rent-ready.
- Diagnose complex mechanical or structural issues quickly and complete high-priority work orders with total independence.
- Handle HVAC troubleshooting, plumbing repairs (leaks, clogs, water heaters), and seasonal maintenance.
- Ensure all field work—whether performed by you or a vendor—meets Northpoint’s safety and quality standards.
Operations & Vendor Management
- Work remotely for ~10–20 hours per week managing the maintenance workflow, troubleshooting issues via phone/email, and approving vendor quotes.
- Coordinate and oversee third-party contractors to ensure timelines and cost-efficiency are met.
- Act as the technical liaison between residents, clients, and internal property management teams.
- Maintain meticulous documentation, including work order notes, "before and after" photos, and material tracking.
Strategic Support
- Manage the regional maintenance risk; as direct reports increase, your administrative and oversight responsibilities will scale accordingly.
- Provide remote "on-call" support by assisting with emergency dispatch and troubleshooting (currently no in-person on-call requirement).
What You’ll Need
- Strong background in residential maintenance (SFR or Multifamily) with experience supervising technicians or contractors.
- Reliable vehicle, smartphone, computer, and a standard set of light tools for residential maintenance (required).
- Ability to work independently while remaining highly accountable for regional performance and billable hours.
- Excellent verbal and written skills for professional interaction with high-level clients and residents.
- Valid driver’s license and a clean driving record.
Preferred Certifications & Credentials
- EPA 608 Certification (Type II or Universal strongly preferred).
- HVAC Certification or Trade School completion.
- Plumbing License or documented expert-level residential experience.
- CPO Certification is a plus.
