Residential Property Maintenance Technician

We are currently recruiting a Property Maintenance Technician to assist with the routine maintenance, repairs, and improvement of properties we manage. The Maintenance Technician will perform tasks including, but not limited to, general plumbing, basic electrical repairs, carpentry, fixture installation, flooring, painting, drywall, landscaping, and completing punch lists. The ideal candidate will have at least three years of experience in residential property maintenance, remodeling and handyman

We are recruiting a Property Maintenance Technician to assist with the routine maintenance, repairs, and improvements of the properties we manage. The Maintenance Technician will perform improvements, repairs and routine maintenance including, but not limited to, general under sink plumbing, basic electrical repairs, carpentry, installation of fixtures, flooring, paint, drywall, landscaping, and complete punch lists.

The ideal candidate will have 3 years' residential property maintenance, residential remodeling, and handyman experience.

Job Description:

· Complete workorders as assigned and within the specified timeline.

· Perform building and property maintenance, repairs, and improvements as assigned including, but not limited to, flooring, finish carpentry, window and exterior doors, drywall, painting, framing, tile, roofing, HVAC, plumbing, electrical, landscaping.

· Install and repair hardware, including but not limited to, lighting, window blinds, and appliances as assigned.

· Perform property turnovers and complete punch lists as assigned in a timely manner.

· Communicate significant damage and problems to the Property Maintenance Coordinator in a timely manner and take photos of damage to properties.

· Use App Folio to access workorders, and communicate property updates, and information.

· Use Google chat to communicate with the team.

· Assist other craft workers as directed.

· Prior to each on-site property visit to occupied units, review the pet notice for the property.

· Interact with residents, property owners, and others in a respectful, courteous, and polite manner.

· Maintain a clean work area.

· Secure the property upon completion of workorder.

· Perform safe material handling and ensure safe storage of tools and materials.

· Load and unload materials.

· Use a variety of basic hand tools including, but not limited to , caulking gun, trowel, paint brush, hammer, saw, drill, screwdrivers, wrenches, leaf blower, etc.

· Use Personal Protective Equipment (PPE) as directed and maintain a safe working environment.

· Read and respond, as appropriate, to company email daily.

· Attend and participate in meetings and training as scheduled.

· Perform other duties as assigned.

Abilities:

· The employee will frequently need to walk, stand, climb a ladder, use stairs, and use their hands. The individual must be able to lift 50-75 lbs. with proper lifting techniques.

· Must be able to use and operate hand and power tools.

· Must be able to climb a ladder, kneel, crawl, and use stairs.

· Must be able to use Gmail, Google Chat, QBO Time, AppFolio, and other apps.

· Must have physical strength, balance, hand-eye coordination, and stamina necessary to complete jobs in various areas including indoors and outdoors.

Additional Requirements:

· Valid Arizona State Driver’s License in good standing.

· Acceptable driving record, subject to company’s insurance carrier restrictions.

· Acceptable background check.

· Personal vehicle to drive from property to property.

· Proof of auto insurance required throughout employment.

· Personal tools and equipment, e.g. ladder, to carry out job duties required.

· Personal cell phone required.

Experience:

At least three years' property maintenance and/or applicable residential remodeling experience required.

Pay: $19.00 - $23.00 per hour
