Position Overview

As we continue to expand to new markets, we're looking for a Sales and Leasing Manager who can lead our leasing team and take charge of marketing initiatives across our growing portfolio. This role is all about leasing excellence and smart marketing strategies. You'll guide a team while finding creative ways to attract prospects and turn them into happy residents.

Key Responsibilities

Leasing Excellence

  • Oversee leasing processes and train team on advanced sales techniques
  • Monitor and optimize lead generation, prospect follow-up, and conversion rates
  • Implement best practices for closing techniques and objection handling
  • Ensure compliance with fair housing regulations and leasing procedures
  • Develop and manage lease renewal and resident retention programs
  • Track and analyze leasing metrics to drive continuous improvement

Sales & Marketing Leadership

  • Develop and execute comprehensive marketing strategies across all properties
  • Lead social media initiatives and digital marketing campaigns
  • Create engaging content for social platforms, websites, and online listings
  • Manage relationships with advertising agencies and marketing vendors
  • Design and implement promotional campaigns and leasing incentives
  • Analyze market trends and competitor activities to optimize marketing approaches
  • Create marketing materials, virtual tours, and property presentations

Strategic Planning

  • Develop annual leasing and marketing budgets and campaigns
  • Prepare detailed reports on leasing performance and marketing ROI
  • Identify opportunities for lead generation improvement and conversion optimization
  • Collaborate with property teams to support lease-up efforts for new properties

Team Leadership & Development

  • Supervise and mentor leasing consultants across multiple properties
  • Conduct regular training sessions on leasing techniques, product knowledge, and customer service
  • Set performance goals and conduct regular performance evaluations
  • Foster a collaborative, results-driven team environment

Required Qualifications

  • Bachelor's degree in Marketing, Business Administration, Communications, or related field
  • Minimum 3-5 years of experience in multifamily leasing or sales
  • Proven track record of managing leasing teams and achieving occupancy goals
  • Strong sales background with demonstrated closing skills
  • Extensive experience with social media marketing and digital advertising
  • Knowledge of fair housing laws and leasing regulations
  • Experience with property management software (Yardi strongly preferred)
  • Excellent communication, presentation, and interpersonal skills
  • Creative mindset with strong visual and written content creation abilities
  • Valid driver's license and reliable transportation

Preferred Qualifications

  • Experience leading and managing teams in sales or marketing environments
  • Experience with Facebook Ads, Google Ads, and other paid advertising platforms
  • Content creation skills (photography, video editing, graphic design)
  • Experience managing properties across multiple markets
  • Knowledge of Kansas City and East Coast rental markets or Ability to adapt
  • Certified Apartment Manager (CAM) or similar industry certification
  • Experience with CRM systems and lead management platforms
  • Bilingual capabilities (Spanish preferred)
  • Background in sales or marketing outside of real estate

Job Type: Full-time

Pay: $60,000.00 - $70,000.00 per year
