Job Purpose

The Sales Engineer – Maintenance & Modernization is responsible for identifying, pitching, and closing elevator maintenance contracts and modernization (revamp/upgradation) projects. The role focuses on existing buildings, old elevators, AMCs, upgrades, and compliance-driven replacements, not new installations.

Key Responsibilities

1. Business Development – Maintenance

Identify buildings with existing elevators requiring AMC renewal or new maintenance contracts

Approach building owners, facility managers, HOAs, consultants, and property management companies

Convert non-contract elevators into paid AMC customers

Track expiring AMCs and follow up for renewals

2. Modernization & Upgradation Sales

Identify old / obsolete elevators suitable for:

Controller replacement

Machine replacement

Door system upgrade

Cabin & COP/LOP modernization

Safety compliance upgrades (as per UAE regulations)

Conduct site surveys with the technical team

Prepare and explain modernization proposals to clients

Coordinate with technical team for scope finalization and BOQs

3. Client Relationship & Negotiation

Build long-term relationships with:

Building owners

Facilities management companies

Real estate asset managers

Explain value, safety, downtime reduction, and lifecycle cost benefits

Negotiate pricing, payment terms, and contract durations

Close contracts as per company-approved margins

4. Market Intelligence & Lead Generation

Continuously map buildings in assigned territory

Maintain a database of:

Building age

Elevator brand & capacity

AMC expiry dates

Track competitor activity and pricing trends

5. Coordination & Reporting

Coordinate with:

Technical Coordinator for surveys

Finance for pricing approvals

Operations for handover after closure

Maintain daily activity reports and weekly pipeline updates

Ensure proper handover of signed contracts to execution team

Key Performance Indicators (KPIs)

Number of new AMC contracts closed per month

Value of modernization projects closed

AMC renewal conversion ratio

Monthly revenue achieved from maintenance & modernization

Number of qualified site surveys conducted

Required Qualifications

Diploma / Bachelor’s degree in Mechanical / Electrical Engineering (preferred)

2–5 years of experience in:

Elevator maintenance sales OR

Elevator modernization sales OR

Facility management technical sales

Required Skills & Competencies

Strong understanding of:

Elevator systems

Maintenance scopes

Modernization components

Excellent communication and negotiation skills

Ability to read basic technical drawings and scopes

Self-driven, field-oriented, and target-focused

Valid UAE driving license (mandatory)

Preferred Background

Experience dealing with brands like Fuji, Otis, KONE, Schindler, Mitsubishi etc

Existing network with:

FM companies

Property managers

Building owners

Compensation & Benefits

Fixed salary + commission on AMC & modernization closures

Performance-based incentives

Company vehicle or fuel allowance (as applicable)

Important Note (Internal Clarity)

This role does NOT focus on new elevator installations.

The sole objective is to generate recurring revenue and high-margin modernization projects.

Job Type: Full-time

Pay: AED3,000.00 - AED6,000.00 per month

Ability to commute/relocate:

  • Ajman: Reliably commute or planning to relocate before starting work (Required)

  • Elevator Sales : 2 years (Required)
