Sales & Leasing Associate -Occupancy Growth & Lead Conversion Specialist

ParkNation is seeking a highly motivated Sales & Leasing Associate to join our team.

This position is responsible for managing incoming leads, answering prospect calls, nurturing prospects through the leasing/sales pipeline, scheduling tours, processing applications, and helping convert vacant spaces into occupied spaces across ParkNation's portfolio of manufactured home and RV communities.

Unlike traditional property management companies, ParkNation has separated sales and lead management from operations. This position will work directly with ParkNation's internal marketing team, conversion architect, advertising team, and executive leadership to ensure every lead is captured, followed up with, and advanced through the pipeline.

The ideal candidate is highly organized, enjoys helping people, loves leasing/sales, follows systems, and is passionate about creating exceptional customer experiences.

Primary Responsibilities

Lead Management

Manage all incoming leads generated through:

  • Google Ads
  • Meta Ads
  • Organic Search
  • ParkNationLiving.com
  • Google Business Profiles
  • Phone Calls
  • Text Messages
  • Website Form Fills
  • Referrals
  • Third-Party Listing Sources

Responsibilities include:

  • Answer inbound calls
  • Return missed calls immediately
  • Respond to web leads
  • Respond to text inquiries
  • Qualify prospects
  • Schedule appointments and tours
  • Follow up with prospects
  • Maintain accurate notes
  • Advance prospects through the leasing/sales pipeline

GoHighLevel (GHL) CRM Management

Serve as a primary user of ParkNation's GoHighLevel CRM.

Responsibilities include:

  • Managing opportunities
  • Updating pipeline stages
  • Recording notes and conversations
  • Tracking prospect activity
  • Triggering follow-up campaigns
  • Monitoring lead status
  • Maintaining lead integrity
  • Reporting pipeline activity

Every lead must have:

  • A next action
  • A responsible party
  • A follow-up date
  • Accurate notes

No lead gets left behind.

Rent Manager Coordination

Work alongside operations and community managers to:

  • Verify current availability
  • Verify pricing
  • Verify inventory
  • Track move-ins
  • Track applications
  • Coordinate resident onboarding

Utilize Rent Manager as a system of record while maintaining active pipeline management within the CRM.

Leasing/Sales Pipeline Management

Manage prospects through each stage:

  • New Lead
  • Contacted
  • Qualified
  • Tour Scheduled
  • Application Pending
  • Application Submitted
  • Application Approved
  • Lost Opportunity

Maintain pipeline accuracy and integrity at all times.

Prospect Follow-Up

Responsibilities include:

  • Phone calls
  • Text follow-up
  • Email follow-up
  • Appointment confirmations
  • Application reminders
  • Move-in coordination

Consistent follow-up is critical.

Many prospects require multiple touchpoints before making a decision.

Customer Experience

Create a positive experience for every prospect.

Responsibilities include:

  • Explaining community benefits
  • Overcoming objections
  • Helping prospects find the best solution

Every interaction reflects the ParkNation brand.

Weekly KPI Accountability

Participate in recurring leasing/sales and pipeline meetings.

Track and report:

  • Leads received
  • Calls answered

  • Appointments scheduled
  • Tours completed
  • Applications submitted
  • Applications approved
  • Move-ins completed
  • Lost leads
  • Lead source performance

Desired Qualifications

  • Sales experience preferred

As ParkNation expands, this role will play a key part in building a scalable leasing/sales organization serving both ParkNation communities and third-party community owners.

Pay: $50,000.00 - $52,000.00 per year
