Position: Sales Manager

Key Responsibilities:
1. Lead Management & Site Visit Conversions
- Take ownership of leads generated from:
- Digital marketing
- Channel partners
- Walk-ins and references
- Ensure quick response and proper follow-up on all qualified leads
- Convert qualified leads into site visits and ensure:
- Proper site briefing
- USP explanation
- Price clarity and unit availability communication
- Track lead movement from inquiry → site visit → negotiation → booking
- Reduce leakage and improve lead-to-booking ratios
2. Site Sales & Closures
- Personally handle serious buyers at the site
- Conduct professional project presentations covering:
- Location advantages
- Product differentiation
- Pricing and payment plans
- Construction status and approvals (OC, RERA, etc.)
- Handle negotiations within approved price frameworks
- Push for booking conversion and block units with confidence
- Achieve monthly, quarterly, and project-wise sales targets
3. Sales Team Management
- Manage and guide:
- Site sales executives
- Pre-sales coordination teams (if applicable)
- Set daily and weekly targets for:
- Calls
- Site visits
- Follow-ups
- Closures
- Train team on:
- Pitching
- Objection handling
- Product knowledge
- Monitor performance and ensure accountability
4. Pricing, Offers & Inventory Control
- Work closely with management to:
- Execute approved pricing strategies
- Roll out limited-period offers or inventory pushes
- Maintain clear visibility on:
- Available inventory
- Premium units
- Fast-moving vs slow-moving stock
- Ensure correct communication of pricing, floor premiums, GST, and charges to customers
- Prevent mis-selling or incorrect commitments
5. Customer Relationship & Closing Experience
- Be the single point of confidence for customers till booking
- Handle customer queries related to:
- Project specifications
- Approvals and documentation
- Possession timelines
- Ensure a professional and premium buying experience
6. Channel Partner (CP) Management
- Build and maintain relationships with active channel partners
- Conduct CP meets, site visits, and product briefings
- Ensure CPs are aligned on:
- Pricing
- Inventory
- Offers
- Track CP performance and conversions
- Avoid conflict between direct sales and CP leads
7. Reporting, MIS & Coordination
- Prepare and submit daily / weekly / monthly reports on:
- Leads received
- Site visits done
- Bookings closed
Who Should Apply:-
- 5–7 years of experience in residential real estate sales
- Proven track record of closing deals and meeting targets
- Strong negotiation and communication skills
- Experience managing on-site sales teams
- Comfortable working under pressure and tight targets
- Ownership mindset — not dependent on constant supervision
