Overview: We are seeking a target-driven Sales Manager to lead on-site sales operations for our real estate project. The role combines direct customer engagement at the project site, channel partner activation and management, and end-to-end sales closures. You will be responsible for driving bookings, maintaining robust follow-up pipelines, and delivering daily sales reporting and forecasts.

Key Responsibilities:

* On-Site Sales & Walk-in Management

o Greet, qualify, and consult walk-in prospects; conduct project presentations, site tours, and unit demonstrations.

o Understand customer needs, budgets, and timelines; recommend suitable inventory and offers.

o Negotiate terms and drive booking-to-agreement closures with minimal TAT.

* Channel Partner Activation & Management

o Identify, onboard, and enable channel partners/brokers; conduct regular product trainings and site familiarization.

o Drive lead flow from channel ecosystem; manage CP performance, payouts, and compliance.

o Plan and execute CP meets, promotions, and co-marketing initiatives.

* Sales Process & Conversions

o Own the full sales cycle: lead qualification, pricing discussions, documentation, booking, and payment follow-up.

o Coordinate with CRM, Legal, Finance, and Operations for smooth customer onboarding and agreement execution.

o Maintain accurate inventory, price lists, offers, and allocation records.

* Follow-ups & Pipeline Management

o Maintain active follow-up cadence with prospects via calls, messages, and meetings.

o Track lead stages in CRM; reduce drop-offs and improve conversion ratios.

o Prepare and share Daily Sales Reports (DSR), funnel metrics, and weekly forecasts.

* Reporting & Compliance

o Submit timely DSRs, visit logs, booking registers, collection updates, and variance analyses.

o Ensure adherence to company policies, documentation standards, and regulatory norms.

* Target Achievement

o Deliver monthly and quarterly booking and revenue targets.

o Optimize product-mix and pricing realization; minimize cancellations.

Qualifications:

* Bachelor’s degree preferred (Business/Marketing or related); MBA is a plus.

* 3–6 years of real estate sales experience (residential preferred), including site sales and channel partner handling.

* Proven track record of achieving sales targets and closing high-value transactions.

Skills & Competencies:

* Strong consultative selling, negotiation, and closing skills.

* Excellent communication and presentation; fluency in English and local language.

* CRM proficiency (lead management, funnel tracking, reporting).

* High ownership, persistence in follow-ups, and customer service orientation.

* Ability to work weekends and peak traffic hours; flexible to travel for channel engagements.

Key Performance Indicators (KPIs):

* Monthly bookings and revenue vs. target

* Walk-in to booking conversion rate and CP lead conversion

* Lead response time and follow-up adherence

* Collection milestones and cancellation ratio

* Accuracy and timeliness of DSR and forecast

Compensation & Benefits:

* Fixed salary commensurate with experience

Work Schedule & Reporting:

* Workdays: 6-day workweek; weekend-heavy role with weekly off on a weekday

* Reporting to: Sales Head/Project Sales Lead

* Location: Primarily at the project site; field visits for channel engagement as needed

Job Types: Full-time, Permanent

Pay: ₹25,000.00 - ₹30,000.00 per month
