 Position Summary
 
 
 
 We are looking for an Apartment Service Technician to join a small team in charge of upholding the cleanliness and maintenance of apartment buildings. You will be heavily involved in the general maintenance of apartment buildings. In this role, you will need to be professional, and able to work independently and responsibly while observing all health and safety guidelines. Your responsibilities may include painting, cleaning, basic plumbing, and repairs. You should have experience utilizing a multitude of tools and an understanding of basic maintenance issues. Previous experience in apartment maintenance, carpentry, and/or knowledge of HVAC would be an advantage.
 
 
 
 Primary Responsibilities

 Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.)

 The compensation for this position ranges from $20 to $23 commensurate with qualifications and experience. We have an immediate need for experienced HVAC Apartment Community Maintenance Technician to join our team in Richmond, IN.Evening Hours and weekends are required during on-call rotation for emergency service calls.Job Summary:To assist in the inspection, repair and maintenance of all buildings, apartments, common area facilities, grounds, and equipment related to the property and to ensure that health and safety procedures are adhered to in order to provide residents and colleagues with a safe, positive and sanitary living environment.Essential Functions &amp; Responsibilities:<ul><li>Perform all interior and exterior repairs to maintain apartments, common areas, buildings and grounds according to established procedures.</li><li>Regularly communicate with property manager as to status of service requests, make ready units, etc.</li><li>Complete vacant units to make ready status per established procedures.</li><li>Understand and review make ready board daily</li><li>Ensure assigned work orders are completed within 48 hours.</li><li>Assist in performing all snow removal</li><li>Continually monitor budgeted maintenance expenses.</li><li>Ensure that all Federal, State and County Health and Safety Codes, Laws, and Standards are adhered to.</li><li>Regularly inspect laundry facilities, common area rest rooms, playgrounds, etc. to ensure proper functioning and cleanliness.</li><li>Maintain maintenance shop in a neat and orderly manner at all times.</li><li>Respond to and correct after hour emergencies on a timely basis.</li><li>Participate in on call rotation with other team members.</li><li>Understand and adhere to all Fair Housing laws.</li><li>Maintain professional conduct and appropriate uniform at all times.</li><li>Perform all other related duties as assigned.</li></ul>RequirementsQualifications Required:<ul><li>High school diploma or equivalent</li><li>Valid Driver's License required</li><li>1-2 years facility maintenance experience, multi-family preferred</li><li>Working knowledge in plumbing, electrical, and general building trades</li><li>Must own personal tools to perform basic apartment maintenance</li><li>HVAC certification</li></ul>Job Type: Full-timeSalary: $19.00 to $23.00 /hourJob Type: Full-timePay: $19.00 - $23.00 per hourBenefits:<ul><li>401(k)</li><li>401(k) matching</li><li>Paid time off</li></ul>Experience:<ul><li>Maintenance: 3 years (Preferred)</li></ul>License/Certification:<ul><li>Driver's License (Preferred)</li></ul>Work Location: In person

As a condition of employment, you are required to download apps to your personal smartphone, enabling you to receive and complete work orders throughout your scheduled work shift. What We're Looking For</h3><ul><li>
1+ year of experience in apartment maintenance or related trades (handyman, HVAC, electrical, plumbing, etc.)</li><li>
Basic knowledge of HVAC, plumbing, electrical, and appliance repair</li><li>
Ability to lift up to 50 lbs and perform physically demanding tasks</li><li>
Strong work ethic, reliability, and a customer-first attitude</li><li>
Willingness to be on-call as needed (rotating schedule)</li><li>
EPA or HVAC certification a big plus-but not required</li></ul><h3 class="jobSectionHeader">
