<h2 class="jobSectionHeader">Job Description</h2>
A Community Manageris responsible for providing the overall supervision of a communityassociation. The Community Manager I interacts with internal and external customers including homeowners, vendors, board members and committee members, as well as staff at the Associa Client Shared Service Center (CSSC) and within the branch office.

Duties include but not limited to:

<ul><li>Supervise the operation and administration of the Association in accordance with managementagreement and the Association's policies and procedures.</li>
<li>Acts as or oversee the primary liaison with the Association Board of Directors and homeownersas needed.</li>
<li>Perform/Direct administrative and management duties as requested by the Board of Directorsand in accordance with the management agreement.</li>
<li>Ensure Associa community management tools are being effectively developed and utilized suchas annual calendar, action item list, resolution worksheets, timed agendas, RFP matrixes,committee charters, procurement procedures, FY operating budget, etc.</li>
<li>Review monthly financial reports and ensure management summary is submitted to theassociation Board of Directors.</li>
<li>Provide and/or oversee recommendations to the Association Board of Directors andcommittees regarding major capital expenditures as required to maintain the desiredcommunity appearance and operation.</li>
<li>Monitor corporate and client delinquency rates and collections process for account portfolio.</li>
<li>Attend Board meetings per the management agreement and community events as needed.</li>
<li>Prepare Board packages according to established time frames.</li>
<li>Ensure Board of Directors is aware of legal actions involving the Association.</li>
<li>Maintain unit and contract files relating to the operations of the Association.</li>
<li>Assist Board of Directors/ARB with architectural review process and/or routine inspections asnecessary.</li>
<li>Responsible for maintenance of C3 data base, including updating resident information.</li>
<li>Responsible for routine and special project vendor management including procurement as wellas performance evaluation as contracted.</li>
<li>Responsible for oversight of Associa staff as contract provides.</li>
<li>Coordinate and/or oversee inspection of building facilities and/or common area and arrange appropriate follow up actions as required.</li>
<li>Oversee the AP process in accordance with Associa home office processes and procedures.</li>

As a Community Association Manager, you&rsquo;ll provide strong leadership and management direction on behalf of the Board of Directors and FirstService Residential. You'll serve as a liaison to the community, enhance communication, enforce legal compliance, and oversee operations of the association and staff management.
This opportunity is available in the South Loop neighborhood of Chicago, Illinois.
Your Responsibilities:
<ul><li>Develop recommendations for community goals and lead action plans to achieve Board objectives.</li><li>
Provide community leadership and guidance to ensure that the needs or desires of the homeowners are being addressed.</li><li>
In partnership with the Board, create and implement the annual working budget. On a monthly basis, monitor and report on the financial position of the association.</li><li>
Ensure due diligence for the protection of client&rsquo;s funds, property, and assets against all reasonably foreseeable contingencies or losses.</li><li>
Provide leadership to each meeting involving the Board of Directors in terms of agenda support and written and oral reports. Summarize the priorities of each meeting with appropriate follow up.</li><li>
Maintain a level of service excellence in all interactions with residents, vendors, staff, and colleagues with knowledge and enforcement of the Community Governing Documents.</li><li>
Assess and monitor community needs: identify opportunities for improving service delivery methods and procedures and developing new programs. Select and collaborate with external vendor partners to implement programs or improvements.</li><li>
Recruit, hire, train, and supervise all community staff in accordance with the documented management plan. Evaluate and make recommendations for efficient and effective support of the community.</li><li>
Work closely with local emergency organizations to maintain established emergency and community evacuation plans as appropriate.</li><li>
Perform building inspection of interior and exterior of property. Maintain on-site visibility throughout common areas and facilities.
</li><li>In accordance with the Illinois Condo Act and FirstService Residential policies, comply with all codes and regulatory requirements for the property, including assessing and correcting any violations received by various regulatory agencies.</li></ul>
Skills &amp; Qualifications:<ul><li>
Active Community Association Manager license in the state of Illinois.</li><li>
Understanding of physical building management, Condominium law, financial planning, and law affecting property management.</li><li>
Works effectively with coworkers, clients, customers, and others by sharing ideas in a constructive and positive manner; addresses problems and issues constructively to find mutually acceptable and practical business solutions.</li><li>
Possess budgetary knowledge and control for the purpose(s) of executing programs within the community as well as related activities that may be cost-shared for the benefit of the community.</li><li>
Must possess a high energy attitude and an ability to multi-task/prioritize different projects at any given time.</li><li>
Superior oral and written communication skills.
