 Design Studio Consultant
 
 to assist homebuyers with color and options selections, as well as the sale of upgrades, at the Toll Brothers Design Studio in Bedford Hills, New York.

 In this role, you will assist new homebuyers with color selections and options for interior finishes (flooring, hardwood, marble, ceramic, etc.) and follow up on customer issues.

 This position will be on-site 5 days per week.&nbsp;

Managing the appointments and customers through the process while providing excellent customer service, this position will work individually with customers as they select interior options and upgrades.
Duties and Responsibilities<ul><li>
Manage the division design studio appointments and customers assigned
</li><li>Work with new home customers to select all interior finishes such as cabinets, counters, flooring and lighting</li><li>
Responsible for meeting or exceeding revenue sold and margin goals</li><li>
Advise customers on interior design (with respect to color, functionality, budget)</li><li>
Assist in determining market driven standard features and options</li><li>
Create spec home finish and feature schemes</li><li>
Work with Design Studio Manager to price options</li><li>
Manage distribution of design center paperwork or change orders for the field to reflect the customer&rsquo;s selections</li><li>
Communicate with Sales, Purchasing, Production, and Homeowners as required to successfully execute the homebuilding process</li><li>
Research custom requests as directed by the Design Studio Manager with the assistance of the Purchasing Team</li><li>

Knowledge and Skills
<ul><li>Strong creative ability (Background in Interior Design)
</li><li>Excellent presentation skills
</li><li>3-4 years of selling experience in builder design center or retail design center
</li><li>Strong focus on revenue goals and customer service

</li><li>Strong interpersonal skills with attention to detail
</li><li>Strong computer skills
</li><li>Able to establish priorities and meeting deadlines
</li><li>Must be able to work in a fast-paced environment with demonstrated ability to juggle multiple competing tasks and demands

</li><li>Must have ability to read and understand architectural/structural plans
</li></ul>Education and Work Experience
<ul><li>AA or Bachelors&rsquo; Degree or certification in interior design or equivalent of three years of experience interior home design; or combination of education and equivalent work experience

What is the opportunity?
The Design Studio Consultant position is responsible for guiding the buyer through the selection of Included Features and Available Personal Choices (options/upgrades), thoroughly and on-time, while adhering to company policies and procedures and representing the company by keeping in line with the builder&rsquo;s code of ethics, values, and mission statement. This position will Interact with other departments as needed (i.e. Purchasing, Marketing, Accounting, Conveyancing, Construction, Customer Care, etc.) and will be tasked with completing required paperwork accurately and timely. Proficiency with department specific technology is necessary. 
What are the primary responsibilities?<ul><li>
Assist Prospective Buyers/Home Buyers with Tours/Options Selections
<ul><li>Meet with prospective buyers to share knowledge and excitement about Design Studio environment, procedures, and available products. Assist deposit tours as needed</li><li>

Provide scripted tours of Design Studio environment, delivered in a professional manner, well articulated, and with positive energy

Be familiar with product and house warranty specifics and be able to communicate this to buyers 
</li><li>
Adhere to predetermined deadlines for selection appointments, change requests, etc</li></ul></li><li>
Administrative Functions
<ul><li>Complete Buyer selection paperwork accurately and provide to Consultant by deadline provided</li><li>
Navigate the Toll Intranet for product and builder information</li><li>
Utilize Pivotal software and Excel to enter home selections and options.</li><li>
Interact with internal mortgage company personnel as needed to confirm buyer affordability</li><li>
Submit paperwork to buyers for final authorization through DocuSign and process through SDW to internal business partners, as directed by Consultant</li><li>
Prepare and double-check final document package for accuracy and submit to construction team.</li><li>
Process special requests with appropriate approvals from management</li><li>
Answer phones as needed</li></ul></li><li>
Interdepartmental Communication and Studio Merchandising<ul><li>
Provide status updates to Design Studio Manager</li><li>
Provide buyer feedback internally
</li><li>Maintain communication with Sales Consultants</li><li>
Walk-through with sales/construction/marketing personnel of all merchandised models</li><li>
Execute selections for Quick Move-In inventory homes as needed by communities</li></ul></li><li>
Continuing Education/Meeting Attendance<ul><li>
Field visits as needed. Tour community models, Quick Move-In homes and homes in production</li><li>
Attend education sessions/training from trade partners regarding included features and available
 
personal choices, as well as internal company training regarding construction, new
 
communities/floor plans etc. Attend product knowledge meetings monthly and/or quarterly</li><li>
Stay current on home product trends and/or design styles/colors via (vendor trainings, online research, etc.</li></ul></li><li>
All other duties as assigned</li></ul>
