Job Description:<ul><li>
Diligently strive to pinpoint expenses which can be reduced.</li><li>
Maintain accurate reconciliation of the property&rsquo;s petty cash account.</li><li>
Serve as support on an as-needed basis for asset management initiatives, including mortgage refinancing, assessment of competitive market conditions, and any information needs which may arise.</li><li>
Diligently attempt to collect any and all charges due from the residents, taking any appropriate legal action when residents do not pay.</li><li>
Perform weekly physical inspections of the property and its grounds, rectifying any problems identified.</li><li>
Inspect all apartments made ready prior to putting them on the market as show units or allowing new residents to take possession.</li><li>
Assist Property Manager in directing maintenance staff to ensure that all amenity areas of the property are kept in acceptable condition and in working order.</li><li>
To become aware of competitive market conditions, maximizing rental revenues at the property. Maintain rental schedule appropriately, allowing efficient pricing and leasing of units.</li><li>
Vacancy is to be managed appropriately for market conditions.</li><li>
Assist the Property Manager with on-going resident retention program as defined in the property management manual.</li><li>
All residents with balances after disposition are to be sent to collection after thirty days.</li><li>
Assist the Property Manager with all resident charges both prior to move-in and during tenancy. All charge schedules are to be enforced consistently, according to property policy.</li><li>
Assist the Property Manager with review of month-end site reporting packages per the month- end checklist which has been provided to the property.</li><li>
Ensure that all monies received at the property are deposited in good form on a daily basis. Under no circumstances are funds for deposit to be left on the premises overnight.</li><li>
The Assistant Property Manager is a supervisory position and, as such, must be professional in all its activities.</li><li>
In the event of the absence of the Property Manager hold a staff meeting, which includes all team members.</li><li>
All utilities are to be logged on a monthly basis to spot any irregularities.</li><li>
The Property Manager is required to take an active role in the preparation of property budgets, per instructions provided by asset management.</li><li>
Coordinate with the Property Manager the make ready process, ensuring that all apartments are prepared according to standard when residents are scheduled to move in.</li><li>
Assist the Property Manager ensuring that all phases of the leasing process are carried out consistently and effectively.</li><li>
All questionable issues which cannot be deemed &ldquo;every day&rdquo; must be discussed with a regional manager to minimize exposure to any liability.</li><li>
Property inspections must include time spent analyzing all facets of the property including amenities, all common areas, and all amenity areas for existence of any risk factors or conditions creating any liability for the asset.</li><li>
Advertising must be reviewed on a monthly basis for effectiveness.</li><li>
All changes to advertising must be discussed with a Regional Manager, and the Director of Marketing and Business Development.</li><li>
All incidents occurring on the property should be immediately reported to the Regional Manager and Human Resources Manager (as appropriate) using the proper incident forms.</li><li>
An inventory of all equipment and accessories owned by the property must be kept up-to-date.</li><li>
All staff members are to deal with residents in a strictly professional manner.</li><li>
Demographics are to be analyzed on a regular basis, and kept up-to-date in the computer system at all times.</li><li>
All elements of the property&rsquo;s submarket are to be monitored and understood, including competing properties, new business development, population growth, demographic changes, etc. These factors must be analyzed on a continual basis to ensure that the property&rsquo;s operations respond accordingly.</li><li>
All resident files are to be audited and kept on a consistent basis.</li><li>
The Assistant Property Manager may be called upon to evaluate potential acquisitions in its market.</li></ul>
The Property Manager requires extensive walking and stair climbing and, as such, qualifications for the position require the ability to do these things on a daily basis repeatedly.
These responsibilities are a framework, but not all encompassing. Other duties may be assigned by Advanced Management Group.
Job Requirements:<ul><li>
Superior customer service skills including the ability to manage difficult customers and/or situations.</li><li>
Professional verbal and written communication skills.</li><li>
Strong closing techniques.</li><li>
 Attention to detail, organizational, time-management and problem-solving skills.</li><li>
 Detail oriented; ability to manage conflicting priorities and adjust priorities as necessary.</li><li>
Intermediate knowledge of Microsoft Outlook, Word and Excel.</li><li>
Obtain Property Management credential (ARM or CAM).</li><li>

Required Experience:<ul><li>
Minimum of three years&rsquo; experience in a Property Manager position.</li><li>
Previous leasing experience.</li><li>
Experience using Onesite or other related property management accounting software is preferred however not required.</li></ul> 
 Supervisory Responsibilities:<ul><li>
The Property Manager is responsible for managing all staff on property as well as any other AMG employee who may be working on property in a temporary capacity.</li></ul></div>
