o Provides input to Regional Maintenance Manager and Property Manager in relation to potential problems that need to be addressed on the property for the creation of the annual budget</div></div><div><ul><li>Inventory Control</li></ul></div><div><div>
o Manages all maintenance purchasing and maintains inventory levels of parts and supplies. Secures approval from Regional on non-routine items</div></div><div><div>
o Ensures the maintenance shop is organized and clean</div></div><div><ul><li>Administration and Record Keeping</li></ul></div><div><div>
o Maintains accurate records regarding preventative maintenance, work orders (received and completed), expenditures, apartment turnovers, and work-in-progress</div></div><div><div>
o Processes invoices for payment</div></div><div><ul><li>Customer Service</li></ul></div><div><div>
o Develops and maintains positive and professional relationships with residents, contractors and suppliers</div></div><div><div>
o Ensures maintenance requests are met on a timely basis</div></div><div><div>
o Keeps the Regional Maintenance and Property Manager informed of significant problems and/or concerns relating to the residents of the property</div></div><div><ul><li>Other duties as assigned</li></ul><p></p><div><div><div><b><br>
Required Skills and Experience</b></div></div><div><ul><li>Minimum of three (3) years of supervisory experience required</li></ul></div><div><ul><li>Two (2) or more years&rsquo; experience in property maintenance, with a working knowledge and experience in the following areas: Plumbing, HVAC, Electrical, Carpentry and Appliances</li></ul></div><div><ul><li>Leadership skills and the ability to build and supervise a team</li></ul></div><div><ul><li>Excellent communication and interpersonal skills</li></ul></div><div><ul><li>Outstanding organizational and time management skills with the ability to multitask</li></ul></div><div><ul><li>Ability to facilitate the identification and solutions of problems within established processes</li></ul></div><div><ul><li>Safety knowledge and awareness to oversee safe performance of maintenance team</li></ul></div><div><ul><li>Ability to be at work regularly and on time</li></ul></div><p></p><div><div><br>
Must have valid driver&rsquo;s license &amp; clean driving record</div></div><div><div>
Reliable transportation required to use for work purposes</div></div><div><div>
Ability to work weekends or extended hours as required, including on-call rotation</div></div><p></p><div><div><b><br>
