<p>Under the direction of the Community Manager, the Service Maintenance Manager (SMM) is responsible for all the physical operations of the community, particularly the preservation and maintenance of the asset, preparation of market ready homes and providing ongoing service to the residents. The SMM is a working maintenance manager position requiring to lead the maintenance team members and perform hands on work duties. A primary role of the SMM is to deliver leadership, mentoring and direction to enhance the skills of employees and foster a collaborative and positive work environment in accordance with TCB policies and provide a quality living environment for all residents.</p>
<p><b>Essential Functions:</b></p>
<ul><li>Provide direction, guidance, and supervision to all maintenance team members and vendors/contractors at the community</li>
<li>Manage and participate in the completion of routine and preventive maintenance work orders and unit turns in a timely manner including scheduling vendor contracted services. Review completed work orders and unit turn for quality of work and repair trends to address.</li>
<li>Provide training to maintenance team to ensure proper performance of their functions and consistency with company policies, procedures and safety standards</li>
<li>Oversee cleaning, painting, interior/exterior decorating and maintenance, landscaping, snow-removal, replacement of light, plumbing, electrical work, roof repairs, appliance evaluation and other repairs.</li>
<li>Manage preparation and make repairs for REAC/HQS inspections and audits.</li>
<li>Participate in financial review with Community Manager on maintenance, utility and capital related expenditures to meet budgeted goals and enhance knowledge of operations.</li>
<li>Complete budgeted capital improvements and manage vendors service contracts (HVAC, Pest, Snow, Landscaping, etc.) by developing scope of work, managing the competitive bid process, and monitoring completion of capital projects and vendor services.</li>
<li>Manage maintenance shop and inventory to company standards and lead with a safety mindset including wearing appropriate PPE.</li>
<li>Available for weekend work, on-call rotation and emergency service call duties.</li>

<p>Under the direction of the Service Maintenance Manager, the Service Technician III is responsible for promptly responding to all service requests, apartment turnover preparation and the preservation and maintenance of the property. This Lead Tech role will have a high degree of building trades skills and work independently to handle a variety of apartment interior, exterior and the site grounds. The Service Technician III is vital to the successful maintenance of the property, through excellent customer service focus and a positive and productive relationship with other team members.</p>
<p><b>Responsibilities</b></p>
<ul><li>Diagnose and perform repairs for appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC</li>

This role is responsible for building and leading a world-class maintenance function that spans hardware, software, site infrastructure, and vendor performance. Key Accountabilities
Team Leadership &amp; Development
Build and lead a high-performing maintenance team, fostering a culture of safety, accountability, and continuous improvement.
Maintenance Strategy &amp; Execution
Design and implement a comprehensive maintenance strategy covering hardware, software, spares, and site infrastructure. Ensure alignment with bp Pulse&rsquo;s growth trajectory and customer experience goals.
Reliability &amp; Performance Management
Own EV asset reliability across North America. Collaborate with suppliers and internal teams to drive uptime, resolve recurring issues, and feed insights into engineering, product, and procurement loops.
Vendor Oversight &amp; Field Operations
Manage third-party service providers and OEMs to deliver maintenance and repair services. Ensure SLAs are met and field operations are executed safely and efficiently.
Budgeting &amp; Commercial Planning
Contribute to annual REVEX/OPEX planning. Develop commercial models for maintenance programs and lifetime ownership.
Site Readiness &amp; Launch Support
Partner with construction, and land partners to ensure new sites are launched with robust maintenance protocols and safety standards.
Safety &amp; Risk Management
Lead safety inspections and risk mitigation efforts, including Arc Flash, grounding checks, and emergency response protocols.
Global Collaboration
Represent the US in bp&rsquo;s Global Operations Excellence forum, sharing best practices and aligning on global standards.
Experience &amp; Qualifications
Proven experience developing and scaling maintenance programs in a retail or infrastructure-heavy environment.
Strong grasp of reliability engineering principles and maintenance strategies (e.g., NFPA 70B, ANSI/NETA standards).
Demonstrated ability to manage external contracts and vendor performance.
Safety leadership in field operations, with a proactive approach to risk management.

As a key member of Marmon&rsquo;s Corporate Total Rewards team, the Compensation Analyst supports the Center of Expertise for Marmon&rsquo;s enterprise compensation programs and serves as an advisor to our HR partners at the Group and business level. Reporting to the Manager, Compensation, and in partnership with other Corporate functional areas, this role is accountable for delivering a blend of compensation expertise and tactical support, including administering cyclical compensation and performance processes, managing salary survey participation, and ensuring compliance. The position also supports the development of tools, technology, and market pricing guidance, while contributing to enterprise initiatives such as job architecture and pay harmonization to maintain competitive and compliant compensation practices across the organization.<p></p><p><b>
What You'll Do</b><b>:</b></p><ul><li><b>
Annual/Quarterly Compensation Processes</b><ul><li>
Support the development of tools, communications and Workday configuration for the annual merit and incentive process including effective tools, guidance, training and other issue resolution support for the HR partners and managers during the planning cycle</li><li>
Support execution of the performance management process including communications and Workday configuration</li><li>
Support annual development and evolution of total compensation statements</li><li>
Identify process improvements and technology enhancements for Rewards programs and implement solutions in partnership with other internal partners (i.e., HRIS, finance)</li><li>
Provide support to partner with the finance team to deliver quarterly reporting for the incentive plan accrual and other quarterly close needs</li><li>
Complete participation in all salary surveys and other ad hoc surveys on behalf of Marmon throughout the year</li><li>
Assist in managing information and data flows for the administration of various leadership programs including, but not limited to, the supplemental 401k/deferred compensation and LTIP</li><li>

Consulting/Business Advisory</b><ul><li>

Support the development of enterprise compensation programs, technology and tools that can be deployed at the corporate level and implemented in support of our individual businesses</li><li>
Support the Manager, Compensation in establishing and maintaining effective relationships with external advisors, plan administrators and other vendors</li><li>

Ad Hoc Responsibilities/ Projects</b><ul><li>

What You&rsquo;ll Bring to the Role</b><b>:</b></p><ul><li>
Bachelor&rsquo;s degree in finance, accounting, or related field with 2+ years of compensation experience</li><li>
Consulting experience, MBA or other related advanced degree highly desirable</li><li>
Demonstrated experience as a business consultant on compensation issue/data resolution and maintenance. Global experience highly desirable</li><li>
Proficiency using HRIS platform(s); Workday experience ideal</li><li>
Experience on large-scale projects entailing change management support</li><li>
Knowledge of legal requirements and government reporting/regulations affecting compensation programs to ensure continuous compliance</li><li>
Advanced proficiency with Microsoft Office software products; particularly Excel, PowerBI, and PowerPoint</li><li>
Superior written and verbal communication, including the ability to communicate effectively across all levels of the organization</li><li>
