Job Title: Senior Accountant

Department: Finance & Accounts
Reporting To: Finance Manager / Chief Accountant
Location: Room 401-402, Ibn Battuta Gate Office Complex Building

Position Summary

The Senior Accountant is responsible for overseeing and maintaining accurate financial records, ensuring compliance with UAE accounting standards, VAT and corporate tax regulations, and supporting management with timely financial reporting and analysis. The role involves accounting for real estate project costs, escrow transactions, customer collections, supplier payments, and coordination with auditors and regulatory bodies such as RERA and DLD.

Key Responsibilities

1. Financial Accounting & Reporting

  • Prepare monthly, quarterly, and annual financial statements in compliance with IFRS.
  • Manage general ledger, trial balance, and reconciliation of key accounts.
  • Maintain books for multiple entities and projects within the group structure.
  • Ensure correct capitalization of project development costs and allocation of overheads.
  • Prepare consolidation entries for group companies where applicable.

2. Real Estate Project Accounting

  • Record project-related transactions including land cost, design, contracting, supervision, and other development expenses.
  • Manage project cost tracking against budget and report cost-to-complete.
  • Coordinate with Project Managers to verify stage completion for revenue recognition under IFRS 15.
  • Handle accounting for escrow receipts and disbursements as per RERA guidelines.
  • Reconcile progress billings, retention, and variation orders with project control reports.

3. Accounts Payable & Receivable

  • Review supplier invoices, verify contracts, and ensure approvals as per delegation of authority.
  • Process payments (bank transfers, PDCs) and maintain supplier/clients aging analysis.
  • Maintain accurate supplier records in Odoo.

4. VAT & Corporate Tax Compliance

  • Prepare and review VAT returns in line with UAE FTA requirements.
  • Maintain proper VAT documentation for input/output tax and zero-rated/exempt transactions.
  • Reconcile VAT ledgers with financial statements before filing.
  • Assist in corporate tax computations, deferred tax, and related party disclosures.
  • Ensure compliance with transfer pricing and intercompany transaction documentation.

5. Audit, Compliance & Controls

  • Coordinate with external auditors for interim and annual audits.
  • Prepare audit schedules, supporting documents, and reconciliations.
  • Ensure compliance with DLD, RERA, and escrow regulations for all projects.
  • Review contracts for accounting and tax implications.
  • Implement and monitor internal controls for financial accuracy and fraud prevention.

6. Treasury & Cash Flow Management

  • Monitor daily bank balances, cash flow forecasts, and funding requirements.
  • Manage project-related payments through escrow or company accounts.
  • Track loan facilities, interest accruals, and covenant compliance.

7. Odoo Management

  • Post and review all accounting entries in Odoo.
  • Ensure accurate project cost coding and reporting structure.
  • Support system audits and improvements for accounting processes.

8. Skills & Competencies

9. Key Performance Indicators (KPIs)

  • Timely and accurate month-end closing.
  • Compliance with VAT and CT filing deadlines.
  • Effective project cost control and variance analysis.
  • Zero non-compliance findings from RERA/DLD audits.
