Senior Accountant

We are seeking an experienced Senior Accountant with strong Real Estate industry experience and RERA compliance knowledge to manage financial operations related to real estate development projects. The candidate will be responsible for handling project accounting, escrow accounts, compliance with RERA regulations, financial reporting, and coordination with auditors and regulatory authorities.

Key Responsibilities:

1. Financial Accounting & Reporting

• Maintain accurate accounting records for real estate development projects.
• Prepare monthly, quarterly, and annual financial statements.
• Monitor project costs, revenue recognition, and profitability analysis.
• Ensure compliance with IFRS and company financial policies.

2. RERA & Escrow Compliance

• Handle RERA-related financial requirements and regulatory compliance.
• Manage project escrow accounts in coordination with banks.
• Prepare and submit financial reports required by RERA and Dubai Land Department (DLD).
• Ensure proper allocation of project funds as per RERA regulations.

3. Project Accounting

• Track project budgets, construction costs, and payment schedules.
• Record and reconcile customer collections, broker commissions, and project expenses.
• Monitor receivables related to property sales and installment payments.

4. Oqood & Property Registration

• Coordinate financial documentation for Oqood registration and property transactions.
• Maintain records of unit sales, payment plans, and customer accounts.

5. Bank & Escrow Reconciliation

• Reconcile escrow accounts, project bank accounts, and customer receipts.
• Coordinate with banks regarding project funding and withdrawals.

6. Audit & Compliance

• Assist internal and external auditors with financial documentation.
• Ensure compliance with VAT regulations related to real estate transactions.
• Maintain proper financial documentation for regulatory inspections.

7. Stakeholder Coordination

• Liaise with sales team, legal department, project management, banks, and auditors.
• Support management with financial analysis and decision-making.

Requirements:

• Strong background in the Real Estate industry
• Master’s degree in Accounting, Finance, or a related field (CA/CPA/ACCA preferred)
• Minimum 3+ years of finance experience
• Thorough knowledge of accounting principles, financial analysis, reporting standards, and internal controls
• Strong analytical, strategic thinking, and problem-solving skills
• Excellent communication and interpersonal skills, with the ability to present financial information to senior management and non-finance stakeholders
• Ability to work independently, manage multiple priorities, and meet deadlines in a fast-paced environment
• Proficient in Microsoft Excel and financial software (e.g., Tally, ERP systems)

Pay: From AED7,000.00 per month
