Senior Analyst, Real Estate Assets (remote eligible)

Support the management, analysis, and optimization of real estate assets within Inspire Brand’s Company Restaurant portfolio by using strong analytical skills, an understanding of the real estate market, and data-driven insights to support decision-making processes.

This role is remote eligible.


Salary: $57,282 - $76,376 - $95,470 per year
The salary range above represents the low and high end of the salary range for this position. Actual placement within this range will vary based on various factors including but not limited to experience, education, training, and location.

RESPONSIBILITIES

  • Improve the profitability of the real estate portfolio by monitoring and analyzing the financial and operational performance of ICR real estate assets, including rental income, operating expenses, and potential upcoming capital expenditures.
  • Analyze incoming deals to ensure directed strategy is met and savings meet financial thresholds for approval prior to bringing into ICR Capcom.
  • Accurately prepare Capcom Packages for Level II and Level III renewals, closures, subleases, and lease terminations and ensure compliance with the ICR Capcom Charter, as well as manages the Quick Renewals sheet to determine what level a renewal is categorized as.
  • Update renegotiations savings tracking sheet and all other department reporting.
  • Track monthly Lease Expiration/Renewal Reports and Remodel Reports to ensure the team is working well in advance of renewal notice dates and construction start dates.
  • Review and process all vendor invoices with Accounts Payable upon receipt of invoice.
  • Introduction to negotiating and lease restructuring with opportunity to learn and engage in some negotiations over time, if within team member’s interest.
  • Provide input on and lead the development of new reporting and processes to streamline data through advanced knowledge of Excel and data management.
  • Work with Finance to build and maintain financial models to assess DMA average rents, performance, and ROIs on capital expenditures such as remodels and relocations.
  • Assist with due diligence for property or restaurants acquisitions and dispositions.
  • Create and present detailed reports for senior management on any and all requested data relating to asset attributes, performance, market conditions, restructure savings, etc.
  • Engage and collaborate with internal partners, including but not limited to; Real Estate, Legal, Lease Administration, Finance, Operations, and Construction on all strategic initiatives and opportunities or resolutions that affect real estate, including, but not limited to remodels, scrape and rebuild, closures and lease terminations, surplus properties and facility improvement roll-outs and condemnations.
  • Assist and participate in ad hoc projects as needed as assigned by the Director of Real Estate Asset Management.

EDUCATION AND EXPERIENCE QUALIFICATIONS

  • 2-year College Degree required
  • 4-year College Degree in Real Estate or Finance preferred
  • 1-3 years of Real Estate, Real Estate Asset Management, Finance, or related business field preferred

REQUIRED KNOWLEDGE, SKILLS, or ABILITIES

  • Knowledge of the Real Estate Industry and/or Restaurant Finance Industry
  • Strong proficiency in Excel and data reporting
  • Ability to interpret financial statements and market data
  • Advanced Microsoft Office Skills
  • Knowledge of Real Estate Financial Acumen
  • Experience with CoStar preferred, but not required
  • Experience with GIS Software preferred, but not required
  • Excellent verbal and written communication skills
  • Strong attention to detail with ability to manage multiple tasks and deadlines
  • Strong team player attitude
