Senior Associate - Technical Engineer (Fit out & Design)

Role Overview :-

As Senior Associate – Technical Engineer (Fit -out & Design), you will have to manage and coordinate fit-out and design-related technical activities across horizon and vertical communities, ensure all tenant representatives, retail, owner’s representatives and other community fit-out works comply with approved designs, technical standards, and regulatory requirements. The Senior Associate – Technical Engineer (Fit out & Design) oversees design reviews of new projects including but not limited to concept design documents, schematic design documents and detailed design documents, fit-out approvals, coordinating with respective stakeholders for fit outs, and site inspections to ensure quality execution, safety compliance, timely delivery, and alignment with community management guidelines, while supporting operational efficiency and stakeholders’ satisfaction.



Fit-out & Design Management:

  • Manage and oversee all fit-out and design activities across horizontal and vertical communities, including residential, retail, and commercial units.
  • Review and assess tenant’s and developer fit-out design documents, ensuring compliance with community management design guidelines, applicable authority regulations, and building technical standards.


Design Review & Technical Approvals:

  • Evaluate architectural, MEP, ELV, and structural fit-aout submissions for technical accuracy, constructability, safety, and operational impact.
  • Provide technical recommendations and approvals or comments within stipulated timelines to ensure smooth project progression.
  • Review project drawings and concept reports for new projects and provide comments based on community management requirements in compliance with authoritative requirements.


Authority & Regulatory Compliance:

  • Ensure all fit-out works comply with relevant statutory authorities, including local municipality, civil defence, utility providers, and other governing bodies.
  • Coordinate with tenants’ representatives, consultants, and contractors to achieve timely authority approvals and completion of fit out works.


Fit-out Site Inspections:


  • Manage the fit-out execution compliance in common areas for fit outs associated with tenants and owners.
  • Conduct regular site inspections inside units during fit-out execution to ensure works are carried out as per approved drawings, specifications, and safety standards.
  • Identify non-conformances and ensure timely corrective actions prior to work completion.


Coordination with Stakeholders:

  • Act as the primary technical point of contact for tenants’ fit out representatives, project designer representatives, contractors’ representatives, Property Management Team, and Facilities Management Teams regarding fit-out design, execution and compliance.
  • Facilitate effective communication to resolve technical issues and avoid delays or operational conflicts.


Contractor Supervision & Control:

  • Monitor and supervise fit-out contractors to ensure workmanship quality, adherence to approved methodologies, and compliance with site regulations.
  • Review and issue “Permit To Work” and “No Objection Certificates” to contractors as applicable.
  • Ensure contractors follow Permit-to-Work systems, access controls, and asset protection requirements.


Handover & As-Built Documentation:

  • Oversee final inspections, snagging, and completion procedures.
  • Assist Senior Manager – Technica to takeover new projects and mobilize respective Service Providers to commence regular operation of Facilities Management and specialised Service Providers.
  • Ensure submission and verification of as-built drawings, snag rectification and closure, O&M manuals, warranties, and asset data for integration into FM operations.


Operational Interface Support:

  • Coordinate with FM teams to ensure fit-out designs are aligned with existing building services, operational requirements, and long-term asset performance.
  • Identify potential risks to building operations arising from fit-out activities and implement mitigation measures.


QHSE Compliance & Implementation:

  • Ensure all fit-out and design-related activities comply with Modon Communities QHSE policies and ISO 45001, ISO 9001, and ISO 14001 standards.
  • Review Method Statement and Risk Assessment to ensure the compliance of the same with actual scope of the fit out works.
  • Monitor contractor adherence to health, safety, quality, and environmental requirements during fit-out works.
  • Conduct hazard identification, risk assessments, and define controls related to fit-out and construction activities.
  • Maintain and update risk registers in coordination with the QHSE team.



Incident & Non-Conformance Management:

  • Ensure timely reporting and investigation of incidents, near-misses, unsafe acts, or non-compliant works during fit-out activities.
  • Support root-cause analysis and implementation of corrective and preventive actions.


Audits, Inspections & Reporting:

  • Participate in internal and external audits related to fit-out compliance, safety, and quality.
  • Ensure closure of audit findings, inspection observations, and technical comments within agreed timelines.


Emergency & Safety Readiness:

  • Ensure fit-out sites comply with emergency response requirements and contractors are aware of emergency procedures.
  • Act as a technical support point during fit-out-related emergencies.


Documentation & Record Keeping:

  • Maintain accurate records of design approvals, technical correspondence, inspections, NOCs, and fit-out completion documentation.
  • Prepare periodic reports on fit-out activities, approvals status, and compliance KPIs.
  • Coordinate with Senior Manager – Technical to prepare the management reports associated with fit out works.


Additional Duties:

  • Carry out any other duties assigned by management that support departmental objectives and organizational goals.

Education Qualification : Bachelor’s degree in Mechanical/Electrical Engineering


Certifications (Preferred):

  • Certification in Project Management, Fit-out Management, or Building Services (e.g., PMP, or equivalent).
  • Certified Facility Manager (CFM) or similar technical certification is an added advantage.


Experience :

  • 5–8 years of relevant experience in Community Management or Property Management, with a strong focus on fit-out and design management .
  • Proven experience handling tenant fit-out projects in mixed-use developments, residential towers, retail spaces, or commercial properties.
  • Strong knowledge of high-rise building systems , architectural finishes, MEP coordination, authority requirements, and fit-out approval processes.
  • Familiarity with hospitality-grade interiors , retail fit-outs, and event or public-use spaces is an advantage.
  • Impeccable understanding of local authority regulations , approvals, and compliance related to fit-out works.
  • Strong knowledge of building systems (HVAC, Electrical Civil, Fire & Life Safety, BMS, ELV, Elevators) with fit-out integration and project design awareness.
  • Familiar with local authority regulations , fit-out approvals, and use of CAFM systems .
