National Real Estate company is searching for a well qualified, knowledgeable, experienced and well mannered Building Maintenance Engineer to oversee multi building operations of an office building in Arlington.
Job Description
We are seeking a skilled and experienced Building Maintenance Engineer to oversee the maintenance and preventive maintenance plans for an office building in Arlington. This position requires a proactive and detail-oriented professional who can ensure the smooth operation of all building systems, maintain compliance with safety and regulatory standards, and collaborate effectively with on-site management and external vendors. The Building Maintenance Engineer will work closely with and report to the National Manager.
Key Responsibilities:
- Preventive Maintenance & Repairs: Develop, implement, and manage a comprehensive preventive maintenance program for the buildings' mechanical, electrical, and plumbing (MEP) systems, elevators, fire/life safety equipment, HVAC systems, and other critical infrastructure.
- HVAC & Mechanical Systems: Oversee the operation, troubleshooting, and repairs of heating, ventilation, and air conditioning systems to maintain optimal building performance.
- Plumbing & Electrical: Perform routine inspections, maintenance, and minor repairs of plumbing fixtures, electrical panels, generators, and other essential systems.
- Elevator Systems: Coordinate with third-party elevator contractors to ensure compliance with regulatory requirements and maintain optimal performance of all vertical transportation.
- Fire & Life Safety: Conduct regular inspections and maintenance of fire alarms, sprinkler systems, emergency lighting, and other life safety equipment to meet local and state regulations.
- Building Envelope Maintenance: Monitor and address issues related to roofing, façade, window systems, and waterproofing to prevent leaks, deterioration, or structural issues.
- Vendor & Contractor Management: Work with external service providers for specialized maintenance, repairs, and compliance inspections while ensuring cost-effectiveness and quality control.
- Common Area & Amenity Maintenance: Ensure the upkeep of lobbies, hallways, fountain, parking areas, and other shared spaces to maintain high community standards.
- Regulatory Compliance & Safety: Stay updated on building codes, environmental regulations, and best practices to ensure adherence to all federal, state, and local requirements.
- Emergency Response: Serve as the primary point of contact for building emergencies, power outages, leaks, and system failures, providing rapid response and mitigation solutions.
- Budgeting & Reporting: Assist in the preparation of maintenance budgets, tracking expenses, and providing reports to management and the community board.
- Daily Duties: Walk the buildings under supervision on a regular basis in order to be aware of the building needs. Computer skills are required to use the various Property Management systems to communicate with tenants, vendors, and team members.
Requirements
Qualifications & Skills:
- Experience: Minimum 5+ years in building maintenance, engineering, or facilities management, preferably in a commercial setting and office building.
- Technical Knowledge: Strong understanding of HVAC, plumbing, electrical, elevator systems, and general building operations.
- Certifications: Preferred certifications include HVAC, EPA Universal, CFC, OSHA 10/30, or Building Operator Certification (BOC).
- Problem-Solving: Ability to diagnose mechanical and electrical issues and coordinate appropriate solutions.
- Project Management: Experience overseeing maintenance projects, contractor work, and capital improvements.
- Communication & Customer Service: Strong interpersonal skills to work effectively with tenants, vendors, and management.
- Technology Proficiency: Familiarity with computerized maintenance management systems, email, mobile phone apps, and standard office applications.
- Availability: Ability to respond to emergency calls during off-hours as needed.
