Senior Construction Estimator & Development Analyst - Proforma, Cost Modeling & Business Planning

Overview
We are seeking a dynamic and highly skilled Senior Construction Estimator & Development Analyst to join our team, focusing on proforma development, cost modeling, and strategic business planning within the construction industry. This role offers an exciting opportunity to lead complex estimation projects, develop accurate financial models, and support project development from inception through execution. Duties

• Lead the preparation and review of detailed construction estimates using industry-standard tools such as HeavyBid and Bluebeam, ensuring accuracy and completeness.
• Develop comprehensive proforma financial models to evaluate project feasibility, including revenue projections, cost analysis, and risk assessments.
• Conduct thorough cost modeling to establish realistic budgets, monitor expenses, and implement effective cost control measures throughout project lifecycles.
• Collaborate with project managers, contractors, and stakeholders to negotiate contracts, scope of work, and pricing strategies that align with project goals.
• Analyze construction site conditions and gather on-site data to refine estimates and improve project planning accuracy.
• Support business planning efforts by providing insights into market trends, pricing strategies, and competitive analysis for future development opportunities.
• Utilize technical skills in Bluebeam, HeavyBid, and other estimating software to streamline workflows and enhance productivity in bid preparation.
• Assist in contract review processes to ensure compliance with legal standards and project specifications while managing risk effectively.
• Contribute to project management activities by tracking progress against budgets and schedules, identifying potential issues early, and recommending corrective actions.

Qualifications

• Proven experience in construction estimating with a strong background in heavy civil or commercial projects; familiarity with Bluebeam, HeavyBid, and related software is essential.
• Demonstrated expertise in cost control techniques, pricing strategies, and contract negotiations within the construction industry.
• Solid understanding of construction site operations, safety protocols, and construction management principles.
• Ability to develop accurate proformas and financial models that support strategic decision-making for development projects.
• Strong negotiation skills with the ability to communicate effectively with contractors, clients, and internal teams.
• Experience in project management tools and methodologies to oversee multiple initiatives simultaneously.
• Excellent analytical skills coupled with attention to detail; capable of interpreting complex data sets for actionable insights.
