Responsibilities
- Conceptualize and recommend project ideas as directed by Management to meet the corporation's vision and mission.
- Define general outlines for the project's desired design standards and solutions in coordination with Design teams to ensure alignment with the asset development plan.
- Evaluate asset development opportunities from design inputs to ensure effective enhancement of asset development.
- Assist in developing and managing project Development Briefs to define strategy and guide Development Plans and Design Briefs.
- Ensure development plans incorporate community needs and align with the overall vision for assigned SDC downtowns.
Financial Feasibility Studies
- Develop business cases, feasibility studies, and financial models for assigned real estate projects using Estate Master.
- Review technical feasibility studies in coordination with relevant parties.
- Coordinate with Finance on financing strategy and assumptions for feasibility studies and financial models.
- Ensure coordination with Design and Delivery on initial costs, schedules, and feasibility updates.
- Update feasibility studies and financial models regularly and communicate projections to stakeholders.
Market Research and Analysis
- Stay current with market and industry developments and leverage connections to build and sell profitable properties.
- Conduct market research to appraise development opportunities.
- Ensure market research is reflected in design and development briefs.
Stakeholder and Authority Liaison Management
- Liaise with internal and external stakeholders and designers to maximize asset potential and meet operational constraints.
- Ensure statutory requirements are reflected in design and development.
- Prepare and monitor authority liaison track.
- Identify and monitor authority liaison risks.
Project Management
- Collaborate across departments and stakeholders to maintain program and deliver objectives.
- Support development directors in managing projects to achieve objectives.
- Provide expertise throughout the development process to ensure alignment with best practices and legislative requirements.
- Monitor project management and construction activities for adherence to plans, budgets, and specifications.
- Implement changes early to maximize property portfolio potential.
- Develop procurement strategy for design and delivery.
- Monitor and control project program.
- Oversee payments and ensure contracts are administered in clients' best interest.
Job Requirement
- Bachelor's degree in Real Estate, Architecture, or Construction-related Engineering
- Postgraduate degree in Real Estate or MBA preferred
- 10-12 years of experience in Real Estate Development or related field, including 3 years in managerial roles
- Minimum 3 years of senior-level experience within the GCC, ideally KSA
