We are a leading design and build company in Dubai seeking a highly skilled and experienced Senior Estimator / Quantity Surveyor to join our team. The ideal candidate will have a strong background in both architectural and interior design projects, with a proven track record of managing costs and contracts effectively. This role requires a minimum of 10 years of experience in the GCC region.

Job Overview

The Senior Estimator / Quantity Surveyor is responsible for preparing accurate cost estimates, bills of quantities (BOQs), and cost analysis for various project stages, from concept design to detailed execution. The role requires close collaboration with the design, procurement, and project teams to ensure budget alignment, value engineering, and cost-effective material selection while maintaining high-quality standards.

Key Responsibilities

1. Cost Estimation & Budgeting

· Prepare detailed cost estimates, BOQs, and budget reports for preliminary, schematic, and detailed design stages.

· Develop FF&E (Furniture, Fixtures, and Equipment) cost estimates and furniture proposals in alignment with project budgets.

· Analyze and prepare cost plans based on design intent, ensuring alignment with client financial constraints.

2. Tendering & Procurement Support

· Assist in preparing tender documents, including pricing schedules, preliminaries, and technical qualifications.

· Conduct material take-offs and quantity verification using industry-standard software such as Plan Swift and CAD programs.

· Issue Requests for Quotations (RFQs) to suppliers and subcontractors, negotiate pricing, and gather information on lead times and additional costs.

3. Value Engineering & Cost Control

· Evaluate unit rates, conduct cost comparisons, and recommend value-engineered alternatives to optimize project expenditures.

· Assess project costs for fit-out works, including materials, labour, and equipment, ensuring cost-efficiency without compromising design integrity.

· Maintain cost and quantity records, update budget forecasts, and track variations and change orders.

4. Project Coordination & Reporting

· Work closely with the lead architect and the design and project teams to ensure material specifications and finishes are aligned with the approved budget.

· Participate in project meetings, providing cost-related insights, recommendations, and budget updates.

· Prepare and submit variation orders and change logs, ensuring proper documentation and financial tracking of modifications.

5. Site Visits & Compliance

· Conduct site inspections as required to validate quantities, materials, and work progress, ensuring compliance with contract specifications.

· Ensure all estimates and cost reports adhere to industry best practices, project requirements, and contractual obligations.

Requirements

· Experience: A minimum of 10 years of experience as a Quantity Surveyor in the GCC region, with significant exposure to design and build projects.

· Technical Skills:

o Expert knowledge of architectural and interior design drawings.

o Proficiency in cost estimation software and Microsoft Office Suite, particularly Excel.

o Strong understanding of FIDIC contract forms and local construction regulations.

· Education: Bachelor's degree in Quantity Surveying, Civil Engineering, or a related field. Professional certification (e.g., RICS, CIOB) is a plus.
