Key Responsibilities

Landlord Management & Reconciliation:
-
Timely upload of Rent, EB, Diesel, CAM, and Water invoices. Ensure payment completion and collection of NDCs.

Diesel Management:
-
Process diesel bills promptly and maintain adequate diesel levels at the site.
-
VPT & Documentation:
-
Keep Vendor Payment Tracker (VPT) updated with accurate entries.
-
Store Visits:
-
Visit all assigned PODs as per schedule. Upload time-stamped photos and walkthrough videos to the relevant trackers.
-
MTN Ticket Resolution:
-
Acknowledge maintenance (MTN) tickets within 30 minutes and ensure closure within defined TAT.
-
Pest Control & Cleanliness:
-
Conduct weekly pest control. Maintain dust-free environments, clean racks, restrooms, and upload compliance photos regularly.
-
Audit Performance:
-
Achieve 100% in QA audits and maintain >95% in compliance audits. Complete all weekly Gemba audits on time.
-
Attendance Monitoring:
-
Upload daily time-stamped photos of Security and Housekeeping attendance for both morning and evening shifts.

Vendor Management:
-
Upload monthly vendor invoices. Coordinate effectively with HK, security, garbage, and pest vendors. Ensure SOP adherence by assigned vendors.

Garbage & Utility Management:
-
Ensure timely garbage collection and cleanliness of surroundings. Upload all utility and service bill photos with tracker updates.

Materials & Delivery Management:
-
Upload signed HK/stationery challans within 24 hours. Ensure material delivery without shortages.

Wastage Control & P&L:
-
Maintain stock wastage below 0.02% per POD. Ensure 100% accuracy in monthly reconciliation reports.

Stakeholder Engagement:
-
Maintain effective communication with Infra, Finance, and Operations teams. Review feedback monthly.
