Senior Facilities Maintenance Technician - HVAC

Description

The job involves highly skilled and highly technical work operating, maintaining and repairing commercial HVAC equipment. The work also includes general plumbing, electrical and construction work. Incumbent may participate in projects as part of a work team.


**Salary will be determined depending on qualifications of candidates who exceed the minimum requirements as outlined within the job description.

**Additional compensation based on licensure.

Essential Functions

Perform highly skilled and highly technical HVAC maintenance and repair tasks on commercial HVAC equipment in adherence with applicable code and industry standards. Operate, maintain and repair HVAC equipment including but not limited to air handlers, fan coils, boilers and water heating equipment, chillers, condensers, pneumatic controls, cooling towers, dampers, building automation systems, exhaust fans, ice machines, pumps, VAV boxes, variable speed drives, ductwork and diffusers.

May perform tasks involving the electrical, plumbing, carpentry, and painting trades. Prepare detailed and accurate lists of materials for jobs and projects. Complete detailed and accurate daily activity reports.

Respond and take action in emergency situations to prevent potentially hazardous conditions. Perform cleanup and worksite restoration activities.

May interface with engineers and contractors while performing job-related tasks.

Make technical decisions and develop and maintain records and reports. Follow safety procedures carefully at all times. Work independently under administrative direction.

The incumbent will be required to perform other duties as assigned or as may be necessary. The incumbent may be required to work overtime on weekends or during nighttime hours to respond to HVAC related emergencies.

Minimum Qualifications

High school diploma or GED and six (6) years verifiable experience performing repairs on commercial HVAC equipment.

A Florida Class E Drivers License is required.
Familiarity with using software such as Word, Excel, CMMS, etc. is required.
The ability to read and understand basic blueprints is required.
An EPA Universal Refrigerant certification is required.

Additional Requirements

Vocational/technical certification by a reputable institution as a Journeyman in the HVAC trade is required. A Florida licensed Mechanical or Air Conditioning Contractor’s license is preferred.
Ability to perform basic mathematical computations; ability to carry out written and oral instructions and to convey information to others. Must be capable of communicating effectively in English both orally and in writing.
