Key Responsibilities
A. Land & Legal Matters
- Review and verify land title documents, agreements, deeds, and revenue records for accuracy and compliance.
- Address legal queries from buyers and provide satisfactory responses on land ownership, title, and other related matters.
- Oversee and coordinate the registration of plots, including drafting sale deeds, site plans, stamp duty verification, and liaison with sub-registrar offices.
- Handle all mutation, conversion, and land use change matters with government authorities.
- Track, follow up, and ensure closure of all pending land-related legal disputes and litigations.
- Maintain proper documentation and compliance records for all land-related transactions.
B. Statutory & Approval Matters
- Apply for and secure necessary approvals from various government departments, including:
- Electricity Boards (for power connections and infrastructure approvals)
- Pollution Control Boards (for environmental clearances)
- Water Supply Departments (for water connection approvals)
- Panchayat, Zila Parishad, and Local Development Authorities (for land and project approvals)
- Assist project buyers/customers in securing their own electricity and pollution control approvals.
- Stay updated on real estate laws, township development regulations, and statutory procedures related to land approvals, conversion, mutation, and allotment of utilities.
- Liaise with government bodies, regulatory agencies, and legal consultants to ensure smooth execution of statutory processes.
- Proactively resolve any legal roadblocks or compliance issues that may impact project progress.
