Position Summary

The Senior Maintenance Technician plays a vital role in ensuring the safety, functionality, and operative maintenance of our residential communities. This position involves performing highly skilled maintenance, repairs, and preventative upkeep on apartment units, common areas, building systems, and exterior facilities. The ideal candidate will possess strong technical aptitude, problem-solving ability, and a commitment to delivering high-quality service that enhances resident satisfaction and supports the property’s operational excellence.

The most important skills that are absolutely required for this job are:

- Appliance Repair (Refrigerators, Dishwashers, Microwaves, and Commercial Washer/Dryers)

- Knowledge of Appliance Replacement Parts and Functions

-Water Heater Inspection and Repair

- Slab Leak Inspection and Repair

- Mold Detection and Remediation

- Water Leak Detection and Repair

- Minor HVAC Repairs(Through the Wall Systems)

- Drain Snaking

Key Responsibilities

1. General Maintenance & Repairs

  • Diagnose and perform minor and major repairs on all types of building systems, including plumbing, electrical, HVAC, carpentry, appliances, and mechanical equipment.
  • Repair or replace defective components such as faucets, light fixtures, switches, outlets, garbage disposals, door hardware, and locks.
  • Ensure all work is performed safely, efficiently, and in compliance with local codes and company standards.

2. Preventative Maintenance

  • Execute and document scheduled preventative maintenance (PM) programs for units and common areas, including HVAC servicing, filter changes, smoke detector testing, and pest control coordination.
  • Maintain detailed records of maintenance activities and equipment performance.

3. Turnover & Renovation

  • Prepare vacant units for new residents, ensuring timely completion of cleaning, painting, fixture repair/replacement, and appliance checks.
  • Assist with renovation and capital improvement projects as directed.

4. Emergency & On-Call Duties

  • Respond promptly to emergency maintenance requests during regular business hours and on-call rotations.
  • Troubleshoot and resolve urgent issues related to leaks, power outages, lockouts, or life-safety concerns.

5. Grounds & Exterior Maintenance

  • Maintain cleanliness and curb appeal of the property, including landscaping, walkways, lighting, and parking areas.
  • Ensure trash enclosures, recycling stations, and exterior amenities are clean and functional.

6. Compliance & Safety

  • Adhere to OSHA standards, EPA regulations, and company safety protocols.
  • Properly handle and store hazardous materials and maintenance equipment.
  • Participate in ongoing safety and technical training programs.

7. Customer Service & Team Collaboration

  • Interact courteously and professionally with residents, vendors, and team members.
  • Provide clear communication regarding work orders, timelines, and completed repairs.
  • Support other maintenance staff and property management to achieve community goals.

Qualifications

Education & Experience

  • High school diploma or GED required; technical or vocational training preferred.
  • 5 years of maintenance experience in multifamily housing, facilities, or building maintenance.
  • OSHA Certification
  • EPA Section 608 Certification (Type I & II or Universal) preferred.
  • Valid driver’s license and reliable transportation required.

Technical Skills

  • Proficiency in basic carpentry, plumbing, electrical systems, HVAC troubleshooting, and appliance repair.
  • Ability to read technical manuals, blueprints, and schematic diagrams.
  • Experience using work order systems, maintenance software, or mobile apps for task management. Appfolio or Yardi experience strongly preferred.

Physical Requirements

  • Must be able to lift up to 50 lbs, climb ladders, bend, kneel, and work in confined spaces.
  • Ability to work in various weather conditions and during after-hours emergencies.

Job Type: Full-time

Pay: $75,000.00 - $90,000.00 per year
