
Core Responsibilities:

Manages construction project(s) chartered and assigned in due coordination with all project stakeholders.

Understands business case.

Prepares project charter.
-
Collects processes and information.
-
Prepares preliminary development budget.
-
Manages Masterplan stage.
-
Prepares project management plan.
-
Development team (Consultants, Project Manager etc.) selection through approved processes (Technical and Financial proposals)
-
Provides inputs during the Design stage consisting of Concept, Schematic and Design Development.

Ensure that all Tender documents are prepared.
-
Ensures necessary permits, licenses, and Issue for Construction (IFC) drawings have been secured.
-
Manages the tender stage and makes recommendations for award of the project.

Ensures that all contracts, agreements, securities, and insurances are in place prior to commencement of works.

Oversees commencement and mobilization of project(s) and ensures that all initial requirements are secured.

Ensures execution of works according to Project Management Plan.

Monitoring & Controlling
-
Reviews scope, time, cost, and quality against performance measurement baselines and ensures compliance. Ensure necessary preventive and corrective measures are taken.

Determines variances, manage change control processes, ensure all variations are formalized and information distributed to the stakeholders.

Performs risk assessments and takes necessary actions.

Provides weekly, monthly, and quarterly executive and project progress reports.
-
Verifies completion of works according to Project Management plan. Ensure that all snags are addressed.

Ensures that the product (project deliverables) and documents are handed over to the end-users and product lifecycle owners and gain product acceptance.

Ensures that all necessary permits and licenses that are required for Occupancy and Operations are secured.

Ensures transition of insurance coverages from Project to Product (Property)

Ensures proper management of the defects liability period through the end-users and product custodians. Gain final acceptance and close-out contracts.

Ensures all project records are properly archived and final lessons learnt reports are prepared and discussed for future project benefits.
Requirements:
-
Bachelor’s degree in engineering, Interior Design, Architecture, planning, or a related field
-
English is essential, Arabic is an added advantage
-
10+ years of post-qualification experience
