Job Description

We are seeking a highly experienced and qualified Project Manager with a strong background in fit-out construction, who will be responsible for managing and coordinating all aspects of the project lifecycle including contract administration, claims management, project documentation, and HSE compliance. The Project Manager will work closely with cross-functional teams, clients, consultants, contractors, and suppliers to ensure the successful execution of high-end fit-out projects, while safeguarding the company's financial and contractual interests. The ideal candidate must have a minimum of 15 years of experience in reputed companies, managing luxury and high-end interior fit-out projects, and should be ready
to relocate or immediately join in the Kingdom of Saudi Arabia.
Key Responsibilities:
Project Planning & Execution
  • Develop comprehensive project execution plans, timelines, and resource schedules for fit-out projects.
  • Manage the execution of interior fit-out works from inception to completion.
  • Monitor day-to-day operations on-site to ensure work is progressing according to schedule, specifications, and quality standards.
  • Lead project team meetings and interface with stakeholders on project progress.

Contract Administration & Commercial Management
  • Review, draft, and negotiate contracts, subcontracts, and consultancy agreements.
  • Manage and control contract documentation including LOAs, submittals, RFIs, RFQs, variations, and final accounts.
  • Identify contractual risks and ensure appropriate mitigation strategies are in place.
  • Maintain and protect the company’s contractual and commercial interests at all stages.
  • Handle project claims, delay notices, extensions of time (EOT), variations, and dispute resolution procedures in coordination with legal advisors if necessary.

Documentation & Reporting
  • Maintain all project documentation including correspondence logs, drawing registers, inspection requests, material submittals, and technical approvals.
  • Ensure document control processes are strictly followed, both digitally and in physical formats.
  • Prepare periodic reports including project status reports, risk registers, cost forecasts, and resource utilization.
  • Ensure timely submission of project progress reports to internal and external stakeholders.

Health, Safety, and Environmental (HSE) Compliance
  • Implement, monitor, and ensure strict compliance with the company’s HSE policies and procedures across all project sites.
  • Conduct site inspections to verify adherence to HSE protocols.
  • Coordinate with the HSE team to investigate incidents/accidents and ensure corrective and preventive measures are applied.
  • Ensure subcontractors follow safe working practices and are fully aware of project specific safety requirements.
  • Prepare site-specific safety plans, method statements, and risk assessments for all fit-out activities.

Stakeholder & Client Management
  • Serve as the primary point of contact for clients, consultants, and other key stakeholders.
  • Ensure client satisfaction by delivering projects on time, within budget, and to the highest standards of quality.
  • Coordinate with procurement, design, and construction teams to ensure timely delivery and execution of work packages.

Quality Control & Compliance
  • Enforce quality standards and specifications across all project activities.
  • Liaise with consultants, architects, and designers to resolve design or technical issues.
  • Oversee inspections and testing procedures to ensure compliance with project and regulatory standards.
  • Manage project close-out, snagging, and handover processes.


Requirements


  • Minimum bachelor’s degree in civil engineering from a recognized institution.
  • At least 15 years of proven experience in managing luxury and high-end interior fit-out projects.
  • Must have worked with reputed construction or fit-out companies in similar capacity.
  • Strong experience in contract management, commercial negotiations, and HSE enforcement.
  • In-depth understanding of interior finishes, materials, MEP coordination, and joinery works.
  • Familiar with project management tools (Primavera/MS Project), ERP systems, and document control software.
  • Sound knowledge of FIDIC, local contracting laws, and dispute resolution mechanisms.
  • Certifications (Preferred): PMP, UPDA or SCE NEBOSH, IOSH, or similar certifications.
  • Strong leadership, negotiation, and communication skills.
  • Ability to work under pressure and manage multiple projects simultaneously.
  • Detail-oriented, proactive, and results-driven.
  • Must be willing to relocate or join immediately in the Kingdom of Saudi Arabia.
