The Senior Project Manager is responsible for leading, coordinating, and delivering construction and interior design projects from concept to handover. This role ensures that all project phases — design, procurement, technical documentation, site execution, contractor coordination, and client communication — are delivered on time, within budget, and according to the company’s quality standards. The Senior PM serves as the main point of communication between clients, engineers, site teams, subcontractors, and suppliers, ensuring clarity of responsibilities and smooth progress across all parties.
Key Responsibilities
1. Project Planning & Initiation
- Conduct project kick-off meetings with clients, engineers, architects, procurement, and design teams.
- Define project scope, deliverables, milestones, timelines, risks, and budget.
- Prepare detailed Gantt charts, resource allocation plans, and weekly/monthly schedules.
- Review and validate BOQs, technical drawings, material lists, and tender documentation.
2. Design & Technical Coordination
- Work closely with the design team to finalize layouts, materials, MEP interfaces, and joinery details.
- Review technical drawings (architectural, MEP, joinery, and structural) for accuracy and buildability.
- Ensure all technical documentation is aligned between designers, engineers, and the site team.
- Identify design gaps, request missing details, and coordinate revisions.
3. Procurement & Supplier Management
- Create procurement schedules based on project timelines.
- Coordinate with the procurement team to source materials, finishes, furniture, and equipment.
- Review supplier quotations, negotiate terms, and recommend approvals.
- Track lead times, production schedules, and delivery status for all materials.
- Ensure sample approvals and mockups are completed before site installation.
4. Site Execution & Supervision
- Oversee day-to-day site progress, ensuring compliance with drawings, materials, and quality standards.
- Lead weekly technical meetings with the site team, subcontractors, and engineers.
- Inspect the site to ensure proper finishing, installation details, and workmanship quality.
- Identify delays, bottlenecks, and technical issues, and proactively resolve them.
5. Budgeting, Cost Control & Documentation
- Monitor project budget, track financial performance, and manage change requests.
- Review subcontractor invoices, progress claims, and variation orders.
- Prepare weekly and monthly project reports (progress, risks, decisions, procurement, financials).
- Maintain accurate project documentation: meeting minutes, approvals, RFIs, transmittals, and logs.
6. Stakeholder & Client Communication
- Act as the primary point of contact for clients throughout the project lifecycle.
- Provide regular project updates, progress reports, and risk assessments.
- Communicate changes, approvals, and timelines transparently and professionally.
- Manage expectations and ensure high client satisfaction through proactive communication.
7. Contractor, Subcontractor & Supplier Coordination
- Assign and coordinate responsibilities among subcontractors.
- Ensure clear communication between MEP, civil, joinery, flooring, painting, and fit-out teams.
- Track subcontractor performance, manpower allocation, and deliverables.
- Resolve technical or contractual conflicts between teams.
8. Quality Control & Handover
- Perform detailed quality inspections during all stages of project execution.
- Ensure snag lists are prepared, monitored, and closed before client handover.
- Coordinate final cleaning, testing, and commissioning.
- Prepare full handover documentation: warranties, manuals, drawings, and certificates.
9. Leadership & Team Development
- Lead, mentor, and guide junior project managers, site engineers, and coordinators.
- Review team performance and provide feedback to management.
- Ensure departmental processes, SOPs, and quality standards are consistently followed.
Skills & Qualifications
Required
- Bachelor’s degree in Civil Engineering, Architecture, Interior Design, or a related field.
- Minimum of 5 years of experience managing construction and interior fit-out projects.
- Strong understanding of MEP, joinery, finishing materials, and fit-out execution.
- Excellent project scheduling and planning skills (MS Project, Primavera, or similar).
- Strong leadership and stakeholder management skills.
- Experience working with Dubai authorities (Dubai Municipality, DCD, Trakhees, DEWA, etc.).
- Ability to read and verify architectural, MEP, structural, and joinery drawings.
- Fluent in English and Russian; strong communication and coordination skills.
Preferred
- Experience with luxury residential and commercial projects.
- Knowledge of procurement processes and supplier management within the UAE market.
- PMP certification or equivalent is an advantage.
