Senior Project Manager

Position Overview:

We are seeking an experienced Senior Project Manager to lead and oversee multi-family construction projects from inception to completion. This role requires strong project management skills, leadership abilities, and expertise in construction coordination to ensure project success. The ideal candidate will be proficient in BuilderTrend, Bluebeam, and Excel, possess excellent problem-solving skills, and be committed to process improvement and team development.

Key Responsibilities:

1. Project Planning and Coordination:

• Review bid invites, specifications, and related documents, preparing necessary materials for designers.
• Coordinate with general contractors and stakeholders to define project requirements and objectives.
• Review 2020 designs created by designers for accuracy and completeness.
• Assist in 2020 design revisions as needed while building a competent team of designers and estimators.
• Develop project proposals in BuilderTrend using cost estimates from designers.
• Submit proposals to clients and manage follow-ups as needed.
• Process Change Orders and Project Billing accurately and in a timely manner.
• Update BuilderTrend with real-time project information.

2. Project Execution and Monitoring:

• Review contracts, change orders, schedules, submittals, shop drawings, and budgets.
• Supervise project execution, ensuring adherence to quality standards and deadlines.
• Monitor project progress, identify and resolve issues, and make necessary adjustments.
• Provide regular project updates to stakeholders, including clients, team members, and senior management.

3. Resource Management:

• Coordinate with install managers, coordinators, and purchasing to ensure timely delivery of materials and services.
• Conduct post-project evaluations to analyze estimate vs. actual costs and refine future processes.

4. Team Leadership:

• Lead and motivate the project team, providing guidance, support, and direction throughout the project lifecycle.
• Assign tasks and responsibilities, ensuring clear communication and accountability.
• Foster a collaborative and positive work environment, promoting teamwork and professional growth.
• Assist in hiring and training designers and estimators for the Multi-Family business unit.
• Review and refine processes within the Multi-Family unit, providing feedback for efficiency improvements.
• Lead the implementation of new processes to optimize workflow and maximize project volume and margin.
• Attend cross-departmental meetings to facilitate process improvement and quality enhancement.

5. Stakeholder Relations:

• Build and maintain strong relationships with clients, architects, and key stakeholders.
• Address stakeholder concerns promptly and professionally.
• Provide regular reports on project status, milestones, and key performance indicators (KPIs).

Required Qualifications:

• Proficiency in BuilderTrend (or willingness to become an expert).
• Proficiency in Bluebeam for estimating and PDF management.
• Basic proficiency in Excel for data input and project tracking.
• Strong leadership skills with the ability to manage and motivate a diverse team.
• Excellent organizational and time management skills, with the ability to prioritize tasks and meet deadlines.
• Strong problem-solving and decision-making abilities with a proactive approach.
• Exceptional communication and interpersonal skills, with the ability to effectively engage with stakeholders at all levels.
