We are seeking a highly experienced Project Manager with a strong background for planning and executing luxury high-end residential and commercial projects. The ideal candidate will be well versed with executing complex technical design, hands-on site experience combined with strong project management capability, ensuring full control of construction activities from initial signoff to final handover.
The role requires deep understanding of site execution, coordination, and technical problem-solving, alongside the ability to manage time, cost, quality, contracts, and stakeholders effectively.
The Senior Project Manager will be responsible for delivering the project on time, within budget, and in full compliance with quality, safety, and regulatory standards.
Duties & Responsibilities:
1. Project Planning & Site Execution Control:
- Create and execute a detailed project plan, covering scope, schedule, manpower, subcontractor requirements and site logistics
- Establish and take responsibility to fully execute the project, with a clear handover date
- Supervise and monitor day-to-day construction activities on site from enabling works to final completion.
- Coordinate closely with site engineers, consultants, subcontractors, and suppliers to ensure smooth execution.
- Ensure construction work is executed in line with approved drawings, method statements, and specifications.
- Interpreting RCP, Civil, and Joinery drawings holistically while ensuring "Final Finish" quality on site aligns with luxury specifications.
- Relay the scope to subcontractors as per requirements and guiding them with a proper provided plan, certifying payments in-line with progress and quality.
- Carefully review all the Final renders, technical drawings, shop drawings and site conditions to identify any potential hurdles and resolve them in advance to avoid rework.
- Coordinate with designers, commercial, procurement, operations and subcontractors to ensure seamless project execution
2. Contract Review & Site Implementation:
- Ensure site execution aligns with contractual requirements and project scope.
- Review contracts, technical documents, drawings, and specifications from an execution perspective.
- Monitor contractor performance and enforce compliance with contract terms on site.
3. Claims, Variations & Site Issues Management:
- Manage site-related variations, delays, and technical claims in coordination with commercial teams.
- Evaluate claims based on actual site conditions and progress.
- Resolve site disputes proactively to avoid delays and disruptions.
- Proactively identify site variations and provide detailed technical data to the estimation team for variations/quotes.
4. Construction Coordination & Change Management:
- Identify site challenges, design discrepancies, and constructability issues.
- Manage and implement change orders arising from site conditions.
- Ensure all changes are properly documented and communicated to all stakeholders.
- Manage the WIR (Work Inspection Request) and MIR (Material Inspection Request) processes to ensure zero-defect delivery.
5. Budget, Cost & Site Resource Control:
- Monitor project budget with strong focus on site productivity and resource optimization.
- Control material usage, manpower allocation, and equipment deployment on site.
- Support cost estimation for variations and additional works based on site realities.
- Manage project cash flow, prepare material take-offs, and certify subcontractor payment applications based on verified site progress.
6. Site Leadership & Team Management:
- Lead site teams including engineers, supervisors, foremen, and subcontractors.
- Ensure clear task allocation, supervision, and performance tracking on site.
- Conduct daily/weekly site coordination meetings and progress reviews.
7. Client, Consultant & Stakeholder Coordination:
- Conduct regular site inspections, progress meetings, and technical discussions.
- Act as the main site-level interface with clients and consultants
- Ensure alignment between site execution and client expectations.
8. Risk Management (Site-Based):
- Implement mitigation measures to ensure continuous site progress.
- Identify construction risks including potential technical issues, site safety, logistics, delays etc
- Ensure proactive resolution of site challenges before escalation.
9. Quality, Safety & Compliance (Site Focused):
- Enforce HSE standards across all site activities.
- Ensure all construction activities comply with Dubai building codes and safety regulations.
- Conduct regular site inspections to ensure quality workmanship.
10. Documentation & Reporting:
- Maintain detailed site records including daily reports, progress updates, and site instructions.
- Report progress, risks, and issues to senior management.
- Document site lessons learned for continuous improvement.
Skills:
- Strong understanding of construction sequencing, methods, and site logistics.
- Ability to read and interpret Design, Architectural, structural, MEP drawings and joinery drawings.
- Strong site engineering and construction execution background.
- Expertise in contract interpretation from a site implementation perspective.
- Strong leadership and on-site decision-making skills.
- Strong communication and coordination with site teams and consultants.
- Excellent problem-solving skills for real-time site challenges.

- Must have proven track record of delivering luxury residential projects in Emirates Hills, Palm Jumeirah, Dubai Hills, Jumeriah Golf Estates, Jumeirah Islands, Arabian Ranches etc.
Qualifications:
- Bachelor’s degree in Civil Engineering, Construction Management, or related field.
- Minimum 6 to 10 years of experience in construction in Dubai , including significant site engineering exposure.
- Proven experience in managing full construction site execution.
- Strong knowledge of building codes, construction methods, and safety standards in the UAE.
- Proficiency in Autocad, MS Project, Primavera, or similar project planning tools is preferred.
