Senior Property Manager

Salary Range: AED 7,000/- to AED 10,000/-

Location: UAE
Industry: Real Estate / Asset Management / Property Investment

Role Objective

To oversee and manage a portfolio of residential and/or commercial properties across the UAE, ensuring high occupancy, optimal rental yield, regulatory compliance, cost control, and asset value preservation.

The candidate must be field-oriented, operationally strong, and capable of independently managing tenants, contractors, and authorities.

Experience Requirement

✔ 5–10 years of UAE property management experience
✔ Strong exposure to Dubai, Ajman, and Sharjah real estate markets
✔ Hands-on experience in rental management, leasing, renewals, and tenant handling
✔ Strong understanding of UAE property laws and compliance
✔ UAE Driving License (Mandatory)

Core Responsibilities

1️ Rental & Leasing Management

  • Manage leasing cycle from tenant sourcing to contract execution
  • Negotiate rental terms and renewals
  • Ensure Ejari registration (Dubai)
  • Coordinate Tawtheeq / Municipality systems (Ajman & Sharjah)
  • Monitor rental collection & follow up on overdue payments
  • Manage security deposits and refund process

2️ Tenant Relationship & Dispute Management

  • Handle tenant complaints and conflict resolution
  • Manage eviction procedures when required (as per law)
  • Ensure professional communication and service standards
  • Maintain tenant retention strategy

3️ Property Operations & Maintenance

  • Conduct routine inspections
  • Coordinate maintenance & emergency repairs
  • Manage AMC contracts
  • Supervise contractors and verify work completion
  • Ensure safety, cleanliness, and building compliance

4️ Legal & Regulatory Compliance

  • Ensure full compliance with RERA regulations (Dubai)
  • Knowledge of Rental Dispute Center procedures
  • Understand local municipality property regulations
  • Maintain updated tenancy documentation
  • Ensure compliance with service charge and building regulations

5️ Financial & Budget Management

  • Prepare property income & expense reports
  • Monitor occupancy rate and rental yield
  • Control maintenance and operational expenses
  • Prepare annual property budget forecasts

6️ Reporting & Asset Performance

  • Monthly property performance reporting
  • Vacancy analysis
  • Rent revision recommendations
  • Market comparison reports

Strict Profile Filter

✔ Minimum 5-7 years UAE experience in property management
✔ Proven portfolio handling experience
✔ Strong understanding of Dubai, Ajman & Sharjah markets
✔ Knowledge of legal documentation & eviction process
