Senior Quantity Surveyor

We are seeking an experienced Senior Quantity Surveyor (Post-Contract) with a strong background in interior fit-out projects to manage all commercial and contractual aspects of projects after contract award. The candidate will be responsible for cost control, variations, subcontractor management, and project financial performance.

Key Responsibilities

Commercial Management

• Manage post-contract commercial activities for interior fit-out projects.
• Monitor project budgets, cost forecasts, and cash flow.
• Ensure projects are delivered within approved budgets.

Cost Control & Reporting

• Prepare and monitor project cost reports and financial forecasts.
• Track project expenditures and highlight cost risks.
• Conduct regular cost reviews with project teams.

Variation & Claims Management

• Evaluate and prepare variation orders (VOs) and claims.
• Negotiate variations with clients, consultants, and subcontractors.
• Maintain variation logs and ensure timely approvals.

Subcontractor Management

• Review and evaluate subcontractor quotations.
• Prepare subcontract agreements and payment certificates.
• Assess subcontractor progress payments and final accounts.

Interim Payments & Final Accounts

• Prepare monthly payment applications to the client.
• Review consultant certifications and follow up on approvals.
• Manage project final account preparation and closure.

Contract Administration

• Interpret contract documents and identify commercial risks.
• Ensure compliance with contractual obligations and project requirements.

Coordination

• Work closely with project managers, engineers, procurement teams, and site teams.
• Provide commercial advice to project management.

Requirements

• Bachelor’s Degree in Quantity Surveying, Civil Engineering, or Construction Management.
• Minimum 6 years of experience in quantity surveying with fit-out / interior projects.
• Strong knowledge of post-contract commercial management.
• Experience in variation management, subcontract administration, and cost control.
• Good understanding of FIDIC or similar construction contracts.
• Proficiency in Excel and quantity surveying software.
• Strong negotiation and analytical skills.

Preferred Qualifications

• Experience working with fit-out contractors in UAE/GCC.
