Job Purpose

To manage and control all commercial and contractual aspects of property development projects, ensuring cost efficiency, risk mitigation, and financial accuracy throughout the project lifecycle. The Senior Quantity Surveyor plays a key role in cost planning, procurement, contract administration, and final account settlement.

Key Responsibilities

  • Prepare detailed cost estimates, bills of quantities (BOQ), and tender documentation for property development projects.
  • Administer and manage contracts under FIDIC conditions (Red Book, Yellow Book, Silver Book, etc.) throughout the project lifecycle.
  • Conduct detailed cost planning and value engineering to optimize project budgets.
  • Manage procurement processes including contractor pre-qualification, tender evaluation, and subcontract negotiations.
  • Administer contracts and variations in line with company policies and contractual terms.
  • Monitor project costs, forecast cash flows, and prepare monthly cost reports for management review.
  • Manage payment applications, interim valuations, and final account settlements in accordance with FIDIC contract procedures.
  • Negotiate claims and variations with contractors, consultants, and stakeholders to achieve fair and favorable outcomes.
  • Identify and manage commercial risks, recommending mitigation measures to the project team.
  • Prepare and negotiate final accounts and settle claims with contractors and suppliers.
  • Collaborate closely with project managers, engineers, architects, and finance teams to ensure commercial alignment.
  • Ensure compliance with local regulations, standards, and contractual requirements.

Qualifications and Skills

  • Bachelor’s degree in Quantity Surveying, Construction Management, or related discipline.
  • Minimum 8–10 years of quantity surveying experience in the property development or construction industry, preferably in the UAE region.
  • Strong knowledge of construction contracts (FIDIC, NEC, or similar) and UAE construction laws.
  • Proficiency in cost management software (e.g., CostX, QS Plus) and MS Office.
  • Excellent negotiation, communication, and stakeholder management skills.
  • Professional qualification such as RICS, CIOB, or equivalent is highly desirable.

Job Type: Full-time

Pay: AED12,000.00 - AED20,000.00 per month
