Sr. Project Manager

Role Overview

We are seeking a Senior Project Manager with extensive experience in building project execution — both residential and non-residential. This is a pure construction execution role. The ideal candidate must have hands-on, on-site experience working with civil contractor firms and should have a proven track record of managing full-cycle project execution from start to finish.

Note: Candidates from consultancy, PMC, or real estate developer backgrounds will not be considered.

Key Responsibilities

• Lead and manage end-to-end execution of residential and non-residential building projects.
• Prepare and manage bar charts, detailed work programs, and project schedules.
• Handle complete billing operations:
• Client billing, subcontractor billing, and verification of work progress on-site.
• Review contracts thoroughly; manage RFIs, claims, correspondences, and contractual documentation.
• Analyze and scrutinize tender documents; perform rate analysis and assist with tender submissions.
• Coordinate and correspond professionally with clients, consultants, architects, and government agencies.
• Ensure strict compliance with CPWD specifications and Delhi Schedule of Rates (DSR).
• Manage EOT (Extension of Time) documentation and related processes.
• Maintain control over project timelines, costs, resources, and quality standards.
• Monitor procurement schedules, manage cash flows, and prepare project reports.

Candidate Requirements

• Educational Qualification:
• B.E./B.Tech in Civil Engineering from a reputable engineering college.
• Experience: Minimum 20 years of experience exclusively with civil contractors engaged in direct execution of building works.
• Experience must include large-scale residential and non-residential building projects.
• Technical Expertise:
• CPWD Specifications & DSR
• Billing & cost control processes
• Contract review and claim management
• Tender analysis & rate justification
• MS Project, MS Excel, and basic project management tools
• Skills
• Strong communication and leadership abilities
• Excellent team management and site coordination skills
• Deep understanding of construction materials, standards, and execution practices
• Ground execution mindset – must be willing to be present on-site as required

Immediate or within 30–45 days preferred.

Job Type: Full-time

Pay: ₹70,000.00 - ₹100,000.00 per month

Ability to commute/relocate:

• Shillong, Meghalaya: Reliably commute or willing to relocate with an employer-provided relocation package (Required)
