Job Title: Senior Quantity Surveyor – High-Rise Building Project

Location: Dubai, United Arab Emirates

Job Type: Full-time, Site-based

Job Summary

We are seeking an experienced Senior Quantity Surveyor with a strong background in high-rise building projects to oversee and manage all commercial, contractual, and cost management aspects of a landmark project in Dubai. The Sr. QS will lead a team of quantity surveyors, ensuring accurate cost planning, contract compliance, and timely reporting to support the successful delivery of the project.

Key Responsibilities

  • Lead the commercial and cost management function for a major high-rise building project.
  • Prepare, review, and validate cost estimates, BOQs, and cash flow forecasts.
  • Oversee procurement strategy, tender processes, and bid evaluations.
  • Administer contracts in line with FIDIC and UAE regulations, including claims and dispute resolution.
  • Review, evaluate, and certify subcontractor/supplier payments and variations.
  • Monitor project budgets, forecasts, and cost performance with detailed monthly reports.
  • Manage value engineering exercises to optimize cost efficiency.
  • Provide commercial advice and recommendations to project management and clients.
  • Supervise and mentor a team of QS staff, ensuring adherence to standards and accuracy.
  • Handle project close-out, final accounts, and contractual settlements.

Qualifications & Experience

  • Bachelor’s Degree in Quantity Surveying, Civil Engineering, or related discipline.
  • 10+ years of professional experience with at least 7 years in high-rise building projects in the UAE/GCC.
  • Strong expertise in cost control, contract administration, and commercial management.
  • In-depth knowledge of FIDIC contracts and UAE construction law.
  • Proficiency in cost management software (Planswift, Candy/CCS, CostX, or equivalent).
  • Professional membership (MRICS/FRICS) preferred.
  • Excellent negotiation, leadership, and communication skills.
