Title: Senior Self-Perform Cost Analyst
Exemption Status: Exempt

About the Role

Reporting to the Self-Perform Executive and coordinating work with the Estimating team, this senior level estimating position is primarily responsible for collaborating with project estimators to create accurate estimates and cost analysis for self-perform work including concrete, demolition, earthwork, carpentry scopes such as millwork/doors & hardware/specialty installations drywall systems, and composite crew, while also supporting traditional project estimating activities. This Senior Cost Analyst will also be required to bid and procure subcontracts, material, and equipment to perform these self-perform scopes. The estimates produced are essential Contract Documents that are used to manage construction projects and determine overall project financial success. Utilizing advanced knowledge of self-perform construction methods, materials, sequencing, and production rates, the Senior Cost Analyst is responsible for making timely determinations that materially impact the scale, scope, and profitability of self-perform estimates. The Self-Perform Cost Analyst will also be responsible for data capture and management of productivity rates and material costs at the job level through software to update current estimates, templates, and databases. This role serves as the company-wide subject matter expert for self-perform cost analysis and estimating.

Skills & Qualifications

  • Bachelor's degree required, preferably in Construction, Engineering, or a quantitative/analytical field
  • 7 – 10 years of Estimating work experience
  • 4+ years of experience in self-perform work, concrete operations, or similar hands-on construction activities
  • Experience in health care, commercial construction, and higher education preferred
  • Advanced analytical, computer, and equipment operations skills
  • Advanced written and oral communication skills
  • Expertise in QTY extraction software
  • Expertise in modeling software such as Revit, Synchro, etc.
  • Proficiency in Excel formatting and formulas
  • Proficiency in estimating software and cost database
  • Working knowledge of cost control systems
  • Intermediate project/process management skills
  • Technical expertise in self-perform construction methods, including but not limited to concrete, demolition, earthwork, and carpentry systems
  • Deep understanding of self-perform production rates, labor productivity, and equipment costs
  • Knowledge of concrete mix designs, placement methods, and finishing techniques
  • Understanding of self-perform subcontractor management and direct-hire labor costs
  • Basic office administrative skills
  • Ability to work well with others and handle situations with tact in all circumstances
  • Demonstrated ability to multitask
  • Understanding of cost history and market pricing for both traditional and self-perform work
  • Ability to independently assess self-perform opportunities and develop competitive pricing strategies

Primary Estimating Duties

  • Prepare comprehensive estimates for all self-perform scopes including concrete, demolition, earthwork, specialty installations, carpentry trades, and drywall systems
  • Develop production rates and labor productivity factors for self-perform activities
  • Analyze and price direct-hire labor costs, equipment requirements, and material procurement for self-perform work
  • Conduct peer reviews of self-perform bids and provide feedback on manpower allocations, production rates, and overhead & profit margins
  • Coordinate with regional teams to support self-perform opportunity identification and margin enhancement
  • Develop and maintain cost databases specific to self-perform operations
  • Support self-perform buyout activities and subcontractor engagement pricing
  • Prepare detailed quantity surveys and material takeoffs for concrete and structural work
  • Analyze self-perform vs. subcontracted cost scenarios to maximize project profitability

Traditional Estimating Duties

  • Support traditional estimating activities on projects involving multiple construction methods
  • Perform system analysis, value engineering, and prepare cost effective construction alternatives
  • Review owner contracts/agreements and identify issues affecting estimates
  • Prepare estimates in multiple formats, including GMP, CSP, and Conceptual
  • Contribute to project presentations and client meetings as needed
  • Coordinate with project teams to assist with self-perform cost tracking and production metrics
  • Provide technical expertise and cost guidance to project managers and superintendents on self-perform activities
  • Contribute to ongoing development of junior estimators in both traditional and self-perform estimating
  • Participate in preconstruction activities with focus on self-perform opportunities
  • Support company-wide self-perform initiatives and best practices development

Physical Requirements

Must be physically fit enough to function safely on a project site and office setting. This includes the following:
  • Prolonged periods sitting at a desk and working on a computer with repetitive movements

  • Expresses or exchanges ideas through spoken word (Speak), preferably English.
  • Perceives the nature of sound with no less than a 40db loss @ 500 Hz, 1,000 Hz, and 2,000 Hz with or without correct (Hear)
  • Is subject to substantial repetitive motions of the body and or its parts
  • Must have good depth perception, field of vision, near acuity
  • Frequently exposed to weather (occasionally extreme cold, extreme heat, wet, and/or humid, exposure to dust and fumes, and working in highly exposed places)

Additional Requirements

  • Current driver’s license, required.
  • Work on-site at a main office or project location, required
  • May be called after hours and on weekends to address delays, emergencies, bad weather, and other issues at the jobsite
  • May require travel
