JOB DESCRIPTION:
You have a knack for negotiating and directing construction projects from start to finish. You are well-versed in construction methodologies and procedures and can coordinate a team of professionals of different disciplines to achieve the best results. Victra is Verizon's largest retail partner. As a Store Construction Project Manager, you will be instrumental in organizing and overseeing construction procedures to make sure they are completed in a timely and efficient manner for our network of stores nationwide.

Also, working independently, you thrive working under extreme deadlines while very detail oriented every step of the way. As a Store Construction Project Manager, you will also:

Facilitate the project management of new store build-outs, store renovations, store closings and capital initiative plans with limited guidance.

Collaborate with cross-functional teams and other key stakeholders to gather input and develop store layout design and concept solutions that take our business approach to the next level.

Ensure compliance with brand standards and lease exhibit reviews to achieve work letter compliance.

Manage design professionals to ensure compliance, accuracy to code compliance, permit requirements, and landlord criteria.

Maintain established construction schedules to allow stores to open on time in a professional manner.

Negotiate with Landlords to obtain their approval of drawings and ensure negotiations fall within specific budget parameters.

Manage, monitor, and communicate project schedules, budget guidelines, progress, and costs to ensure projects are completed on time and to established expectations.

Address concerns and maintains consistent follow-up on any outstanding issues.

Manage the permitting and approval phase of the development process and ensure all proper approvals have been received prior to construction.

Oversee contractor and vendor performance during construction phase through site visits and report review. Visits projects to perform due diligence and monitor quality aspects of the work being performed by vendors and or contractors.

Oversee bidding process and contract negotiations. Ensure company's contract policies are followed.

Direct multiple projects, typically up to 40-50 projects annually and 5-10 stores simultaneously.

Work with other departments to improve processes in support of capital renovations, capital initiative execution, and maintenance of existing stores.

Assist with special projects that are related to store development, design, and customer experience.
WHAT WE ARE LOOKING FOR:
You have a grasp on in-depth construction procedures and material and project management principles. Adapting quickly to an ever-changing environment and working independently to achieve deadlines is nothing new to you. You can succeed in a fast-paced retail environment and have the experience to back that up. Among having strong reporting of schedule and cost issues, we look for the Store Construction Project Manager to also bring:

Bachelor's Degree from a four-year College or University or equivalent, relevant work experience.

Proficient in all standard Microsoft Office Programs, especially Excel is expected

Experience with business services, technical services, telecom, or similar technology is a plus

Two years or more in a role performing construction project management and experience bidding and negotiating for construction projects

Highly proficient and knowledge of architectural drawing details, construction methods, MEP drawings, and structural engineering drawings

Ability to travel to various locations
