Technical Manager

Join one of Dubai’s most prestigious ultra-luxury residential portfolios.

We are seeking an experienced Technical Manager to oversee the technical operations and engineering performance of a portfolio of 12 luxury residential towers in Dubai, with responsibility extending to future developments added to the Owners Association portfolio.

This is a senior leadership role for a technically strong engineering professional with deep expertise across MEP systems, luxury building operations, preventative maintenance, contractor management, and UAE compliance standards. The successful candidate will act as the key technical authority across the portfolio, ensuring exceptional operational standards and resident experience at all times.

Key Responsibilities

• Lead all technical operations across a portfolio of luxury residential towers
• Oversee MEP systems including HVAC, electrical, plumbing, fire & life safety, BMS, lifts, and infrastructure
• Manage planned preventative maintenance (PPM) programmes and reactive maintenance operations
• Prepare technical budgets, CAPEX plans, and lifecycle replacement strategies
• Conduct technical inspections, risk assessments, and compliance audits
• Manage FM providers, specialist contractors, and service agreements
• Ensure compliance with Dubai Civil Defence, DEWA, RERA, and Dubai Municipality regulations
• Lead defect management and support building handovers and fit-out approvals
• Drive energy efficiency and sustainability initiatives across the portfolio
• Act as the senior technical escalation point for complex resident issues

Requirements

• Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Building Services, or related discipline
• Minimum 10 years’ experience in technical operations or engineering management
• At least 5 years managing luxury residential, hospitality, or mixed-use building portfolios
• Strong UAE experience and knowledge of local regulatory requirements
• Expertise across HVAC, BMS, electrical systems, fire & life safety, and building infrastructure
• Experience managing contractors, technical teams, budgets, and CAPEX planning
• Familiarity with CAFM/CMMS systems and smart building technologies
• Strong leadership, stakeholder management, and communication skills
