Role Purpose

The UAE Market Analyst is responsible for researching, analyzing, and interpreting all real estate, consumer, and competitive data across the entire United Arab Emirates. This includes established markets such as Abu Dhabi and Dubai, and emerging markets such as Sharjah, Ajman, Ras Al Khaimah, Fujairah, and Umm Al Quwain. The analyst provides the insights that guide segmentation, clarity improvement, targeting strategy, pricing logic, message positioning, and campaign planning.

This role acts as the central source of truth for everything related to UAE real estate behavior and demand.

Key Responsibilities

1. UAE Wide Market Research

  • Monitor macro and micro trends across all seven emirates.
  • Identify demand shifts, price changes, and supply behavior in key markets such as Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, UAQ, and Fujairah.
  • Analyze performance differences between freehold, leasehold, waterfront, suburban, and investor driven zones.
  • Track location level trends such as JVC, Arjan, Reem Island, Aljada, Mina Al Arab, Al Zahia, and more.

2. Customer Behavior Insights Across the UAE

  • Study lead clarity and behavior across different emirates and nationalities.
  • Identify what UAE customers care about at each stage of the funnel.
  • Track objections and motivators from CSR calls and sales team feedback.
  • Understand regional preferences such as Sharjah family buyers, Dubai investors, or Abu Dhabi long term residents.

3. UAE Competitor Analysis

  • Monitor competitors across all emirates including pricing, offers, messaging, and inventory distribution.
  • Analyze competitors on classified platforms, social media, Google Ads, OOH, PR, exhibitions, and events.
  • Track different emirate specific offerings such as affordable developments in Ajman or luxury villas in RAK.
  • Create comparative insight decks that guide PSI’s positioning in each emirate.

4. Segment Level and Emirate Level Analysis

  • Identify high priority customer segments in each emirate.
  • Analyze how clarity differs by segment and location within the UAE.
  • Work with the Data Scientist to refine UAE segmentation models that account for regional differences.
  • Provide insights to Campaign Specialists on the best audiences and channels for each emirate.

5. Campaign Insight Support

  • Review performance of UAE wide campaigns and highlight differences by emirate.
  • Provide pre campaign research including location trends, demographics, budgets, and expected clarity.
  • Extract insights from post campaign documentation to guide improvements.
  • Highlight locations that are increasing or declining in demand.

6. Business Unit Intelligence Across the UAE

  • Work with leasing, listing, primary sales, resale, and after sales teams in all emirates.
  • Gather operational signals from each emirate that influence marketing strategy.
  • Identify opportunities for cross emirate promotions, relocation demand, and investment opportunities.

7. Reporting and Forecasting

  • Produce weekly UAE insights reports and monthly UAE market dashboards.
  • Track clarity trends, segment shifts, cost changes, and demand indicators across emirates.
  • Forecast which emirates will drive future demand based on data patterns.
  • Present insights to leadership and guide strategic planning.

8. Collaboration Across Departments

  • Support Content with localized insights for emirate specific messaging.
  • Support Campaign Specialists by aligning audiences, creatives, and channels with emirate level data.
  • Assist CSRs and Sales with clarity insights that improve qualification accuracy.
  • Support PR and Events with data on where events or coverage would have highest local impact.

9. Documentation and Knowledge Base

  • Document all UAE insights, research studies, competitor analyses, and market trends inside the portal.
  • Tag insights by emirate, segment, business unit, and timeframe.
  • Maintain a structured UAE knowledge base that all teams can use.

Key Requirements

  • Experience in market research or analytics within UAE real estate or a similar data driven field.
  • Detailed knowledge of market behavior across all seven emirates.
  • Strong analytical and reporting skills.
  • Ability to conduct qualitative and quantitative research.
  • Ability to collaborate with multiple departments.
  • Experience with CRM, dashboards, and digital marketing data is a plus.

Job Type: Full-time

Pay: AED10,000.00 - AED15,000.00 per month
