Vice President - Development
Role: TALENTMATE Abu Dhabi, Abu Dhabi Emirate, United Arab Emirates
Responsibilities
- Manage and perform development projects from inception to completion, coordinating multi-disciplinary internal and external consultants and stakeholders to achieve required deliverables as directed by the line manager.
- Manage and perform business development activities for land, residential, retail and mixed-use assets.
- Identify new development opportunities and recommend portfolio strategy (including sub-segment mix).
- Support sourcing of new investments with third parties (e.g., JVs, project finance).
- Assist in sourcing pre-selling/pre-leasing guarantees from end-users.
- Develop and prioritize a pipeline of potential new developments on land banks; identify a long-list of opportunities and create a framework for preliminary prioritization/screening.
- Perform feasibility studies for residential, retail and mixed-use assets and seek approval from the line manager.
- Coordinate project costing with Project Management and develop financial models with Partnerships & Investment and other relevant functions.
- Manage development appraisal to ensure accuracy and identify factors impacting performance early.
- Oversee developments from inception to completion in line with the Investment Control Process to ensure timely delivery within established parameters.
- Recommend optimal and balanced solutions to problems arising during the development process; assist in deciding on design brief and manage input from Project Management.
- Review design proposals from consultants and internal resources to ensure key development criteria are met.
- Develop and manage phasing and procurement strategies in collaboration with Project Management; support in selecting, negotiating, and appointing consultants, contractors and service providers based on Procurement recommendations.
- Decide on project schedule, anticipate and resolve roadblocks to ensure on-time delivery; maintain the development Risk Register and monitor design, deliverables, program and risks.
- Provide progress updates and monthly reports on construction progress; identify major issues or conflicts and recommend solutions.
- Monitor development budgets against projected and actual costs; propose solutions for deviations.
- Support in negotiating Heads of Terms for asset purchases and leases with third parties, in collaboration with internal leasing and legal departments; support in producing Heads of Terms for sales contracts and retail leases with internal teams.
- Contribute to refining commercial strategy (ERV, retail mix, phasing, market timing) and to marketing strategy (calendar, branding); ensure alignment with Asset, PM and FM strategies and proper handover to PM and FM entities and Asset Manager.
Qualifications & Experience
- Min of 10+ years of development management experience in managing large residential and retail real estate assets valued over AED 500 million.
- Min of 2+ years of managerial experience.
- Field of experience: Real estate.
- Strong understanding of valuation, appraisals and financial modeling for residential and commercial development.
- Strong knowledge of GCC real estate market with exposure to large master developers with annual revenue of at least AED 2 billion.
- Strong understanding of architectural design and construction; solid understanding of contract procurement policies and procedures in the GCC real estate industry.
Technical & Interpersonal Skills
- Strong understanding of architectural design and construction; solid understanding of valuation, appraisals and financial modeling.
- Proven ability to coordinate across multidisciplinary teams and manage complex development projects.
Education
- Bachelor's degree in real estate, land economics, property valuation, architecture or engineering.
